After one day of viewings and plenty of interest, we have this 2 bed flat rented within 24 hours AGAIN….😊

Please don’t go down the cheap route people!!!!

We were being advised to go cheap and increase the rent.

But,

A empty property due to being greedy and cutting corners on cheap products just don’t work in the long run.

Remember voids in properties as landlord’s cost you a lot more than earning another £50 a month and waiting for a few months for someone to potentially rent from you.⏱

We are now looking at new potential areas for Sorren Property Solutions to expand in the new year and increase our property portfolio.

Hi all,

We have been very quiet recently regarding our adventure with properties.

So here is a little update on where we are and what we have been up to.

1. We refurbished our first BTL which increased the value of the property.

2. Increased the rental of the BTL and created a better cash flow of income.

3. Remortgage and refinanced the flat for a better interest rate - from 4.6% to now 3%.

4. Revalued the property from £188,000 to now £275,000.

5. Paid off existing (GOOD debt) that we used for investing (not BAD debt).

6. Sold our first residential flip that was supposed to be a 2 year investment but due to COVID it has turned out to be a 4 year investment that created a value of £300,000 profit.

7. Reinvesting £300,000 into another 4 year investment.

8. Potentially buying a new property below market value and selling our first residential above market value (we were advised to sell a lot lower but good old Sofia stood her ground and knew exactly what it’s worth and got what she wanted.

9. Managed to get a new mortgage rate from 4.6% down to below 3% which means lower mortgage payments but a bigger mortgage.

10. Waiting for moving in date for our next adventure - BUY, REFURBISH, REVALUE & REPEAT.

***Summary***
• Decided to not sell our BTL
• Invested £6k
• Refurb to a high standard
• Revaluation of an increase of £25k
• Duration of the refurb 2.5 weeks
• Profit of £19k to reinvest into another property

***What people tried to advise***
• Sell and pay tax on profit
• Don’t spend much to refurb
• Does not need to be fully furnished
• Low spec finish is all we need to do

If anyone else’s would like to do what we did and not listen to what we were advised ( by so called letting experts) get in touch 👍🏻

Our aim in the next few years is to do this 4 to 8 times a year, if not more

It’s so lovely how tenants leave your property! Plus broken chair legs! Everything was new prior to them moving In 3 years ago! So glad we were planning on a complete refurb anyway! Plus side they always paid and never had issues with that. Let the work commence!
