Predictions for house price growth

Savills has published its latest five-year outlook for the UK housing market, including predictions for house price growth between now and 2030.

The report predicts that house price growth will be subdued in the short term, with the average home expected to rise in value by just 1.0% in 2025 and 2.0% in 2026. This slow pace is due to ongoing uncertainty about the economy and weak demand from buyers.

However, the landscape is expected to gradually improve as interest and mortgage rates ease. Savills predicts house price growth of 4% in 2027 and 5% in 2028, with a peak of 5.5% in 2029. Across the five-year period, property values are anticipated to rise by a total of 22.2%.

Regional forecasts

Regional variations in house price growth are expected to persist. The strongest growth is forecast in the North East, and Yorkshire and the Humber, where prices are predicted to rise by 28.8% by 2030. On the other hand, weaker growth is expected in London and the South of England, where houses are less affordable. In the capital, home values are only expected to increase by 13.6% over the next five years.

Over 760,000 borrowers will be considering their mortgage options as their fixed-rate deals come to an end.

Those with five-year deals about to expire may be anticipating sharp rises in their monthly bills; they will have fixed their mortgage in 2020, when interest rates were as low as 1.4%. Since then, rates have soared, meaning payments could increase by up to £300 a month. Although rates are a lot higher than they were five years ago, this summer did see some lenders cutting their rates as they competed for remortgage deals amid slow buying activity. In July, there were 41,800 remortgage approvals, the highest since October 2022 after Liz Truss’ mini budget.

In uncertain economic times, it can be difficult to know what to do if your mortgage deal is coming to an end. Fixed deals are not your only option; there are tracker mortgages, standard variable rates and others which may be suited to your specific circumstances. Last week reminded me why I love what I do – and why I’m so lucky 🍀

🏡✨ Proud Mum Moment!

A huge congratulations to my daughter Mia, who officially became a homeowner last week! 🎉

I wish I could say it was thanks to a generous deposit from her super-wealthy mum… but truthfully, I spent all my money on a house in Devon! 😅 Thankfully, there’s more than one way to help your child onto the property ladder — and in Mia’s case, it was through guidance, not cash.

Back in January, Mia had just been promoted and was looking to rent a one-bed flat in Exeter for around £1,000/month. I said, “I think you could buy for that.” It hadn’t even crossed her mind — homeownership felt completely out of reach.
She had £5,000 from her late great-grandma and £1,500 saved for a rental deposit. £6.5k isn’t a fortune, but it was enough to start.

We explored shared ownership, and Mia found a gem: a 2-bed semi in the beautiful area of Pinhoe, with a garden and parking, cycling distance to work. Her monthly mortgage and rent combined will be less than renting a smaller flat — and she’s now investing in her own future.

Mia’s journey is one of grit and grace. She’s completed her degree and master’s in psychology, and now works full-time in NHS mental health services. No handouts. Just hard work, smart choices, and a bit of timely mortgage advice from her mum. 😉

Someone once told me, ‘The only thing I’ll leave my children is a good work ethic.’ I’ve always believed that’s one of the greatest gifts you can give—and watching Mia build her future with it has been the proudest moment of all

📉 Bank of England Base Rate Cut – What It Means

Today, the Bank of England has reduced the base rate by 0.25% to 4%.

This move has been widely anticipated since the last announcement in June, so it hasn’t come as a surprise to the markets.

At 3.6%, inflation remains above the 2% target, and with little evidence of strong economic growth, attention now turns to what Chancellor Rachel Reeves may announce in the Autumn Budget. These upcoming decisions will likely influence whether we see further rate cuts later in the year and into 2026.

For now, this cut brings welcome relief for borrowers on tracker mortgages and could offer a boost for first-time buyers—something that may help re-energise the mortgage market.

Some of my customers say to me that I bet you're at the beach every night since moving to Devon!Tonight this was true 🌊

Since moving to Devon I walk, swim and do more things that I love, someone once said "it's a different way of life" and 💯 it is! My dream of moving south started in my 20's in my 40's I got there and it is everything I could imagine.

Moving to a remote valley in the South West wasn’t exactly great for attracting new local customers (many here have used the same people for decades!). But what’s happened instead has been even better: my existing clients keep referring friends and family to me. I don’t even have to advertise.

I’ve been able to help people with their mortgages all across the British Isles purely through word of mouth. Even though the mortgage world has been trickier recently, this support has allowed me to keep doing what I love.

I’ve thought about giving it up a few times — but the loyalty of my customers warms my heart. I know I give you the very best advice, and I can’t trust anyone else to look after you the way I do.

If there’s one thing I’ve learned, it’s that dreams really can come true — no matter how big or how long they’ve been on your heart.

📱RIP iPhone 11

Some of you might know I’ve had a few phone issues lately… Well, yesterday my phone finally gave up. It had been struggling to keep up with modern life for a while — and yesterday it chose to quietly drift out to sea. (Okay, I left it on a rock at low tide… and the tide came in 😬)

Today I’ve finally admitted defeat and replaced it. New phone, new era (and hopefully no more communication blackouts).

Apologies if you tried to contact me — I’ve been arranging a replacement and wrangling tech all day!
