First time buyers please be careful now.

Stamp Duty changed from April 2025 and many people still don’t know properly.

If property price is under £300,000 then first time buyers do not pay Stamp Duty. If property price is between £300k to £500k then you pay 5% on the amount above £300k.

Before this change many first time buyers got relief up to £425k. Now threshold became £300k.

So for example if someone buying at £350k now they may need around £2,500 Stamp Duty. Before many people paid nothing on same price range.

This is why I always tell clients don’t only save for deposit. There are many other costs as well like solicitor fees, survey, moving cost and Stamp Duty.

Sometimes buyers get shocked later because nobody explained these things early.

Most estate agents are not bad people.
They are just very good at their job which is getting the best possible price for the seller.

Buying a home is emotional especially for many foreign national families in the UK.

You save for years, work extra shifts, cut expenses and finally dream about owning your own home. So when you find a property you really like emotions can take over very quickly.

This is where many people might make expensive mistakes.

Here are few common tactics to watch carefully:

🔹 1. “Another Buyer Interested”

You hear things like:

“Another offer already came.”
“Seller wants answer tonight.”

Straight away pressure starts.

Now instead of calmly thinking, you start worrying:
“What if I lose this house?”

Sometimes it is genuine. Sometimes it is simply to create FOMO so you move faster and offer more.

🔹 2. Group Viewings

You arrive and suddenly there are 3 or 4 other families viewing same property.

Now it no longer feels like normal viewing.
It feels like competition.

Many people then stop checking important things properly because mentally they already trying to “win” the house.

🔹 3. Showing Worse Property First

Sometimes agent shows you an overpriced or poor condition property first.

Then the next house suddenly feels like amazing value even if the price is still high.

Most people don’t even realise this affects their thinking.

🔹 4. “Seller Wants Little Bit More”

This one happens a lot.

“Your offer is close.” “Just increase little bit more and seller may accept.”

At that moment extra £5,000 feels small because you already emotionally attached to the property.

But emotional decisions can cost thousands later.

⚠️ Important thing to remember:

Estate agent works for the seller not for you.

That does not make them dishonest.
It is simply their job.

As a mortgage adviser I always tell clients:

✔️ Decide your maximum budget before viewing
✔️ Never panic offer
✔️ Use the property viewing checklist I made
✔️ Get your Agreement in Principle ready

Buying a home should bring stability and peace not stress and regret later.

Almost all of my clients ask me about property negotiation.

Simple thing I always say is

For you it is a property but for someone else it was their home for many years.

Maybe they bought that house when their children were very small. Maybe their kids took first steps in that living room. Maybe they worked extra shifts for years just to pay that mortgage.

Now life changed.

Children moved out. They get older. Maybe they need a smaller house now.

So when you negotiate do not only think
“How can I get cheapest price?”

Try to understand seller side as well.

I heard one story from a property networking event.

Buyer wanted big discount and his plan was turning the property into HMO.

Then owner quietly said “We lived here nearly 25 years.”

That changed buyer mindset completely.

In the end buyer decided to keep it as family home instead. Seller also agreed better price because of that.

Sometimes during viewing we only see walls and numbers.

But seller sees memories.

Of course you should still negotiate properly. You should protect your money and make smart decision. But I always believe best property deals happen when both sides feel respected.

You do not need to “win” against someone.

A fair deal is usually best deal.

Most smooth property transactions happen when both buyer and seller feel it was WIN WIN at the end.

Nobody teaches us about mortgage in school.

Honestly most people are just figuring it out as they go. 🏠

Most days I speak with people who feel buying a home is probably out of reach for them.

I hear things like:

“I probably need massive savings.”
“My income is not enough.”
“Mortgage sounds confusing.”

And to be fair I understand why people think like that.

Nobody really explains this stuff properly.

Last week I spoke with one client who had been waiting for years because he thought he needed 20% deposit before even speaking to somebody.

But after going through everything properly, he realised he could have buy house much earlier.

That conversation stayed with me.

Because I keep seeing hardworking people putting things off. Not always because they can’t do it but because they think they’re not ready yet.

Truth is, mortgage is not easy for everyone.
But it’s also not as impossible as many people think.

So next month I’m going to share simple content around mortgage and property in normal English.

Things like:

→ How lenders actually decide
→ Why the “best rate” online is not always best for you
→ Mistakes people make before applying
→ Things landlords lose money on without realising
→ Real situations I see behind the scenes as an adviser

Nothing pushy.
Just useful information people should probably know earlier.

কিছুদিন আগে একজন ভাই আমাকে call করলেন। তিনি বাড়ি কিনেছেন। বাড়িতে উঠেছেন মাত্র ৪ মাস। কিন্তু রাতে ঘুম নেই। বেডরুমের দেয়ালে ড্যাম্প বের হয়েছে। রান্নাঘরের পাইপ লিক করছে। ছাদে সমস্যা আছে বলে প্রতিবেশী জানালেন।

বিক্রেতা জানতেন। এজেন্ট জানত। কেউ বলেনি।

Viewing এ গিয়েছিলেন। দেখেছিলেন। কিন্তু কী দেখতে হবে সেটা জানতেন না। আর এই না জানার মাশুল দিতে হচ্ছে হাজার হাজার পাউন্ড দিয়ে।

এই ঘটনা শুধু তার না। বেশিরভাগ home buyer এই ভুলটাই করেন।

তাই আমি আমার সব ক্লায়েন্টকে একটা Home Viewing Checklist দিই। কোথায় কী দেখতে হবে, এজেন্টকে কোন প্রশ্নগুলো করতে হবে, কোন জিনিসগুলো দেখলে সরে আসতে হবে। সব কিছু সহজ ভাষায় লেখা।
