Mortgage rates have seen some modest easing last week, with lenders including NatWest, Santander and First Direct reducing selected deals, alongside a number of smaller providers making targeted cuts.

While the overall picture remains mixed — with some lenders still increasing rates — there are signs of growing competition in parts of the market.
