Lending Capital has launched as a new specialist property lender, offering bridging, refurbishment, development and commercial property finance across England and Wales.
The lender will provide loans from £50,000 to £15m across its full product range, with residential bridging available up to 75% LTV.
Its products are aimed at intermediaries, professional property investors, portfolio landlords and experienced developers. Lending Capital will also accept applications directly from borrowers and other property professionals.
Lending Capital’s three principal product areas cover bridging finance, refurbishment and development funding, and semi-commercial and commercial property.
It expects to support auction purchases, below-market-value acquisitions, rebridging, development exits and capital raising across residential, HMO, semi-commercial and commercial assets.
The newly launched business is now accepting its first applications. It says its process has been designed to provide agreements in principle within 24 hours and, where an enquiry is clearly outlined, heads of terms within three hours.
Akhil Mair said:
“We’ve built Lending Capital from the perspective of brokers and professional investors who need straight answers and reliable ex*****on. Our commitment is simple: if a deal fits our credit appetite, brokers and clients should know within hours – not weeks.”
Saveet Babber added:
“Investors and developers don’t want confrontational processes; they want partners who understand the realities of delivering projects. By working with specialist surveyors and conveyancers and taking a pragmatic, development-aware approach, we can move quickly while still protecting capital.”
Sandeep Babber commented:
“Our focus is on repeat relationships with professional borrowers and intermediaries. We apply disciplined, data-driven risk management, but we pair it with direct access to decision-makers and early engagement on structure and exit, so there are no surprises later.”
