Radnor Properties – Acquisition Update

It has been some time since our last update, but Radnor Properties has remained active and focused on strategic acquisitions across London and the South East.

Over the past three months, we have completed the purchase of a number of assets totalling over 16,400 sq ft across both residential and commercial sectors.

Our recent acquisitions include:

🏢 Lewisham – Block of 6 Flats
🏬 Streatham – Commercial Investment
🏠 Clapham – Freehold House with Land for Redevelopment
🏘️ Reading – Block of 8 Flats

We continue to actively seek further opportunities before Christmas, with particular interest in:

Residential blocks (freehold or leasehold)

Mixed-use and commercial investments

Redevelopment and value-add opportunities

We are always happy to pay introducer and agent fees for off-market and suitable opportunities.

Still got that buzz…

That feeling you get when a deal comes together — it’s why I love what I do. We’ve just picked up a small portfolio of two freehold properties, and both have great potential.

Balham, SW12 – A house on a well-regarded road with real scope to add value. Can’t wait to bring this one back to life as a beautiful Victorian home.

Croydon, CR0 – A building split into two flats, needing serious work. But with the price we secured it at, there’s a solid opportunity to create two high-quality units here.

This prominent building, located in the sought-after area of Raynes Park (SW20), had remained vacant since 2021 and was stripped back to shell in late 2023. It was left derelict—until now.

The property was placed on the open market, and by sheer chance, I discovered it was heading to best bids the very day I contacted the agent. We moved quickly, submitted an offer, and were fortunate to have it accepted.

Although legal's took some time, we’re pleased to confirm that we’ve now exchanged contracts on this fantastic site with tremendous potential.

We’re already close to securing a pre-let, thanks to , and our contractors, led by are lined up and ready to get started.

We’re looking forward to bringing this building back to life—and continuing to acquire more value-add opportunities within the M25.

In December 2024, I spotted a property in Tooting, London SW17, listed on an open market property portal. I contacted the agent just one day after it went live—only to be told it was already under offer.

I called the agent weekly to see how the sale was progressing, only to be told its heading to exchange. Eight weeks later, I received a call: the previous buyers had failed to exchange, and there was a deal to be done. Upon receiving the contracts, we exchanged within 24 hours, subject to no enforcement notices. This freehold building, arranged as flats, will be refurbished, refinanced, and retained within the portfolio.

This experience reinforced something important: not every opportunity needs to be "off market." And persistency pays off!

I agreed to purchase this property in November 2024, whilst patiently waiting and reassuring the seller, I was here to buy, contracts finally arrived on Thursday 10th April 2025! We exchanged contracts within 24 hours, just before pass over.

This freehold mixed-use building consists of a ground-floor commercial shop with a large three-bed maisonette above with the potential to create two units and rear land. An ideal investment and value uplift.

2024 Second Quarter Review

The second quarter has flown by, with summer here and hopes of interest rates potentially dropping late summer I sense a positive outlook on the future. We have been able to secure two great opportunities and hoping to push those currently in legal's over the line.
