For first-time buyers, the challenge of getting onto the property ladder has evolved.

It’s no longer simply a question of affordability.

House prices continue to outpace wage growth, affordability assessments are more stringent, and the cost of living is directly impacting buyers’ ability to save. Even well-prepared applicants can find their borrowing capacity restricted.

What’s changing is the conversation.
It’s shifting from:
“Can I afford to buy?”
To:

A lot of clients are coming off 5-year fixed rates around the 1% mark this year, and the reality is that “payment shock” is becoming a very real conversation.

I wanted to share a simple, practical illustration of what that actually looks like in today’s market.

Take a £400,000 mortgage over 20 years:
At ~1.5%, repayments were around £1,930 per month
At ~4.5%, repayments are now around £2,500 per month

That’s a significant increase for many households.

On interest-only borrowing, the impact is even more pronounced:
£400,000 at 1.5% = ~£500 per month

At 4.5% = ~£1,500 per month

For larger loans, the scale is even more noticeable.

We’re also seeing more clients reviewing whether fixed, tracker, or short-term flexibility makes the most sense right now, particularly with uncertainty around where rates go next.

It’s a big remortgage year, and small changes in rate can have a major impact on monthly commitments.

We recently supported clients purchasing a property attached to a pub - a scenario many lenders are typically cautious about.

The case also involved:
• A self-employed applicant
• A historic credit issue flagged during underwriting
