What is the biggest hurdle facing investors?

We asked our broker Ben - and his answer was simple. Unrealistic expectations.

Property is not a get rich quick scheme, no matter what you might see online. It is about building over time, not overnight.

The second? Understanding debt properly. Used correctly, debt can be your biggest advantage. If you are borrowing at around 4% and achieving 5-6% income alongside long term growth, you are effectively making returns on money that is not even yours.

That is how investors scale.

Dubai vs UK property… what is the real difference?

If a market can double, it can also drop 30-40%. That is the reality with higher growth markets like Dubai. There is opportunity, but there is also volatility.

The UK is different.
You typically do not see those same extreme swings.

So it comes down to strategy: If you are prepared to take a punt and accept the risk, Dubai can work. If you want stability and consistency, the UK is the safer play.
