🏥✨ BIG NEWS ON THE WHITE LION PROJECT ✨🏥

After a long journey, we’ve finally received planning approval for our 13-bed care home project 🙌

This development will provide accommodation for young men dealing with mental health challenges, and we genuinely couldn’t be more excited about what this project will become.

The journey started back in August 2024 when we purchased a very run-down former pub with plans to convert it into a 15-bed HMO.

Planning was approved and we started works on site:
🏗️ Structural works
🏠 New roof
⚡ Exterior upgrades

But while progressing the project, we kept asking ourselves:
“Is there a better long-term use for this building?”

That’s when we connected with a care provider and started exploring a completely different direction.

The more conversations we had, the clearer it became:
This was the better solution.

So we paused the works, redesigned the scheme, and submitted a brand new planning application for a 13-bed care home.

And just a few days ago… it was officially approved ✅

We’re absolutely buzzing and can’t wait to start the next stage of development and bring this project to life.

Huge congratulations to Michal for completing the London Marathon 2026.

After injuries disrupted previous marathon attempts, this year was different - months of consistent training, a new coach, and one of the strongest performances of his life.

But this run was about more than just the finish time.

For the first time ever, Michal also ran to raise money for charity, helping support an incredible cause while pushing himself through one of the hottest London Marathons in recent years.

The atmosphere, the crowds, the energy of London and the support from everyone following the journey made this an experience he’ll never forget.

🚨 This HMO was making us just £100/month profit…

So we changed strategy.

Rising bills, lending costs, maintenance, and voids had completely destroyed the cash flow on this property.

At one point, we even considered converting it back into a standard buy-to-let.

But instead, we partnered with a provider with government contracts who:
✅ Pays full market rent
✅ Covers the bills
✅ Covers maintenance & management
✅ Eliminates voids
✅ Provides guaranteed rent

The result?

📈 Profit increased from around £100/month to just under £1,000/month.

Sometimes the best property strategy is adapting when the numbers change.

Yes, you do need money to invest in property…
but it doesn’t always have to be your money.

When Michal bought his first investment property, he didn’t have the funds - but he had the knowledge and the deal.

He found an opportunity, brought it to his now business partner, and said:
"Here’s the deal. Here’s what it could make. Let’s do it."

His partner funded the deposit and costs by releasing equity,
and they split the profits.

Simple concept, but powerful:

👉 One person brings the money
👉 One person brings the deal & expertise
👉 Both benefit

We once received a council tax bill…
for 7 flats 😅

The problem?
It wasn’t 7 flats.
It was a 4-bed HMO.

But somehow, the council decided otherwise.

After a very long (and painful) process, we finally got our money back…
around £10,000 later.

Sometimes in property, the unexpected costs aren’t even construction-related.

We planned to turn this into an 11-bed HMO. 🏠

Planning said no.
Costs went up.
And the deal stopped making sense.

So we had to rethink everything.

In the end, going smaller is what made it work.

They slowly become less and less profitable…
until one day, the returns just aren’t worth it anymore.

This 6-bed HMO dropped to around £755/month.

We could’ve left it as it was.

Instead, we changed the strategy completely.

The result:
👉 ~£2,500/month

Same property. Different outcome.

This is why constantly reviewing your portfolio matters.
