Twenty people joined me last night for our live Property Fundamentals Q&A.
We started with one simple question:
How many genuine property opportunities do you currently have in your pipeline?
Not properties you have saved on Rightmove.
Properties you have researched, analysed, viewed, offered on—or are actively following up.
For many people, the honest answer was very few or none.
And that creates a problem.
When you only have one possible property, it is easy to become emotionally attached, increase your offer and try to force it to become a deal.
But if you have 20, 30 or 40 genuine opportunities moving through a pipeline, you can make offers based on your numbers—and walk away when the price isn’t right.
One of the people on last night’s call shared a brilliant live example.
She found an empty property and put three handwritten notes through the door.
That started a conversation with the owner.
After understanding the owner’s circumstances and doing plenty of negotiation, she agreed to buy the property for £65,000.
Its conservative done-up value is approximately £180,000, and it could produce around £600 a month in cash flow.
She has now acquired four properties directly from vendors, producing approximately £2,000 a month between them.
That opportunity wasn’t sitting on Rightmove labelled “great deal.”
She created it.
That was the main lesson from last night:
The numbers create the deal.
The pipeline creates the opportunity.
