Twenty people joined me last night for our live Property Fundamentals Q&A.

We started with one simple question:

How many genuine property opportunities do you currently have in your pipeline?

Not properties you have saved on Rightmove.

Properties you have researched, analysed, viewed, offered on—or are actively following up.

For many people, the honest answer was very few or none.

And that creates a problem.

When you only have one possible property, it is easy to become emotionally attached, increase your offer and try to force it to become a deal.

But if you have 20, 30 or 40 genuine opportunities moving through a pipeline, you can make offers based on your numbers—and walk away when the price isn’t right.

One of the people on last night’s call shared a brilliant live example.

She found an empty property and put three handwritten notes through the door.

That started a conversation with the owner.

After understanding the owner’s circumstances and doing plenty of negotiation, she agreed to buy the property for £65,000.

Its conservative done-up value is approximately £180,000, and it could produce around £600 a month in cash flow.

She has now acquired four properties directly from vendors, producing approximately £2,000 a month between them.

That opportunity wasn’t sitting on Rightmove labelled “great deal.”

She created it.

That was the main lesson from last night:

The numbers create the deal.
The pipeline creates the opportunity.

How many genuine opportunities are in your pipeline right now?

A quick invitation for anyone currently looking at property deals.

I’m running a live Property Fundamentals Q&A this evening at 7pm.

If you’re unsure:

* whether a property is genuinely a deal
* what you should offer
* whether the figures work
* which area or strategy to focus on
* or what your next practical step should be

bring the question along.

This is not about collecting more information. It’s about getting enough clarity to take the next sensible action.

Comment TUESDAY or send me a message and I’ll forward the Zoom details.

A quick property lesson for today:

You don’t simply come across great property deals—you create them.

The question isn’t just:

“Is this property a deal?”

It’s:

“At what price does this property become a deal?”

Have a watch—and if you’re currently unsure about a property, an offer or your numbers, let me know.

I’m holding a live Fundamentals Q&A next Tuesday at 7pm. Message me TUESDAY if you’d like to join us.

Something I see a lot with people getting into property is this:

They’re looking at properties, speaking to agents and going on viewings…

…but they’re still not completely sure what actually makes a deal.

For me, the property itself isn’t the deal.

You create the deal.

You understand the finished value.
You work out the refurbishment.
You know the costs.
You establish the price that works for you.
You make the offer.
And if the answer is no, you follow up.

That’s often where the deal gets created.

Then the other part is having enough opportunities coming through so you’ve always got something to analyse.

Create real deals. Build your pipeline.

That’s really the foundation of property investing for me.

Interested to know — when you’re looking at a property, what’s the bit you find hardest: finding the opportunity or working out the numbers?

A good conversation at the Alma this morning reminded me of something…

Most people don’t need more property information. They need clarity about their next step.

So, a little challenge for everyone:

Who are you speaking to this week who could help you move forward?

It could be an agent, broker, investor, builder—or simply someone who can help you think more clearly.

Five meaningful conversations a week can change your momentum. 💥

Where will I see you over the next couple of months?

One thing I’ve learned over the years is this…

Progress rarely comes from learning one more strategy.

It comes from staying close to the right people, asking questions, taking action and continually improving.

That’s why I continue to run these events.

Whether you’re just getting started or already building your portfolio, there’s an opportunity to learn something new, meet like-minded investors and keep your momentum going.

I’d love to see you at one (or more) of them.

Which one interests you most?

Drop me a message if you’d like the details.

Buying a property? Watch this before you instruct a solicitor.

On Monday night, property solicitor Sally Horton joined us for a genuinely practical session on how to avoid expensive legal mistakes when buying property.

Sally covered:

• Why you should involve your solicitor before you are committed to the purchase
• What your solicitor needs from you to avoid unnecessary delays
• How title restrictions, missing planning permission and problem tenants can affect a deal
• Why auction legal packs must be checked before you bid
• How the right solicitor helps you manage risk—not simply complete paperwork
• The importance of building a strong, responsive property power team

One of Sally’s most important messages was:

The best investors avoid bad deals early.

This is exactly why we run the Monday Night Zoom calls. One useful lesson, one new contact or one warning at the right time can save you thousands of pounds and keep your property journey moving forward.

The full recording from Monday 20 July is now available in the Monday Night Zoom members’ vault.
