Earning £300k+? Your mortgage application may not be  like everyone else’s.

Larger loans attract closer underwriting scrutiny and a complex income doesn’t weaken an application, it needs the right approach.

Adrian Anderson has been quoted in The Times this weekend, talking about mortgage rates as tensions in the Middle East push oil prices and inflation fears higher.

With swap rates climbing (the 2-year is up from 3.95% to 4.15%, the 5-year from 4% to 4.23% since June), Adrian’s advice for anyone due to remortgage is simple: don’t wait.

“Most lenders allow you to book a rate three or four months in advance, which you can then change if rates drop again.”

Locking into a rate early costs you nothing if rates fall but protects you if they don’t. Get in touch with the Anderson Harris team if you would like to talk through your options.

Renovating your dream home often means moving fast, and traditional mortgages just can’t keep up. That’s where bridging finance comes in.

Our clients needed quick, flexible funding to start renovations on a property that would not support a standard mortgage. Jessica stepped in, understood their timeline and goals, and secured a bridging loan that got the project moving without delay.

A new prime minister can bring uncertainty to the economy, so here’s how to protect your mortgage.

, Managing Director of Anderson Harris was featured in The Times and Sunday Times discussing What Keir Starmer’s resignation means for your money. “Over the longer term, anyone looking for a mortgage will have to hope that the markets will think the new prime minister can demonstrate a credible economic plan. I advise my clients to lock into a new fixed rate as early as possible to avoid any sudden mortgage rate increases.”

Most lenders permit borrowers to reserve a rate in advance for up to half a year, which shields you from potential increases while maintaining the ability to switch if better terms become available before your arrangement takes effect.

Anderson said: “We had a mortgage shock in March following the outbreak of war in the Middle East, when fixed rates rose sharply and brokers were scrambling to secure rates as quickly as possible. The best advice is usually to secure a new rate as early as possible, then monitor the rate and switch if it makes sense.”
