Myth: "Equity release will stop my benefits."

This is the final post in our myth-buster series, and it's different from the others , because this myth is partly true. Anyone who tells you equity release never affects benefits is wrong. Anyone who tells you it always does is also wrong. Here's the actual picture.

1. Some benefits are completely safe. The benefits system splits into two halves. Non-means-tested benefits : your State Pension, Attendance Allowance, Personal Independence Payment, Carer's Allowance are paid because of your contribution record or your needs, not your savings. Releasing equity doesn't touch these.

2. Means-tested benefits are where care is needed. Pension Credit and Council Tax Reduction are the two most commonly affected. The issue isn't the loan itself , it's the cash sitting in your bank account, which counts as capital. For Pension Credit, the first £10,000 of capital is ignored; above that, you're treated as having £1 a week of income for every £500. So a large lump sum landing in your account can reduce or in some cases end your entitlement.

3. How you take the money matters enormously. With a drawdown plan, you might set up a large reserve but only take a few thousand a year as needed keeping your bank balance below the thresholds, so Pension Credit and Council Tax Reduction can continue. Same equity, very different benefits outcome. This is one of the clearest examples of why the structure of a plan matters as much as the headline rate.

4. One trap to know about: "deprivation of capital." If you release money and then give large sums away say, to your children and later claim a means-tested benefit, the DWP can treat you as if you still had that money. Releasing £50k and gifting £40k to family doesn't reset the clock. If gifting is part of your plan, it needs discussing openly in the advice process, not arranged around it.

5. And a genuinely underrated flip side: billions of pounds of Pension Credit go unclaimed every year , and for some people, checking their benefits entitlement first is worth more than the equity they were about to release. A professional adviser checks what you're entitled to before recommending what you should borrow. Sometimes the best equity release advice is "not yet , claim this first."

The bottom line: if you receive, or might qualify for, any means-tested benefit, a benefits check isn't an optional extra to equity release advice , it's the first step.

💬 Are you (or a parent) receiving Pension Credit or Council Tax Reduction and wondering how this applies? Ask below in general terms and for anything specific to your circumstances, that's exactly what a proper advice conversation is for.

This is general information, not advice. Benefit rules and thresholds can change and depend on individual circumstances. Equity release involves a lifetime mortgage or home reversion plan, which is secured against your home and will reduce the value of your estate and may affect your entitlement to means-tested benefits. To understand the features and risks, ask for a personalised illustration.

🚨 Myth: "Once you take equity release, you're stuck in that house forever."

This worry makes complete sense. If the loan is secured against your home and repaid when it's sold, surely moving is off the table? It's one of the most common reasons people rule out equity release without ever asking the question ... so let's walk through how it actually works.

1. Portability is built into the standards. Plans meeting Equity Release Council standards give you the right to move home and take your lifetime mortgage with you provided the new property is acceptable to the lender. This isn't a favour or a special add-on; it's part of what ERC membership requires.

2. "Acceptable to the lender" is the key phrase. The new property needs to offer similar security for the loan. A standard house or bungalow is rarely a problem. Where it gets harder: some retirement flats, park homes, properties with agricultural ties, or homes of unusual construction may not qualify. This is exactly the kind of thing to ask about before taking a plan, especially if you can picture a future move.

3. Moving somewhere cheaper? That's handled too. If you downsize to a lower-value property, the lender may ask you to repay part of the loan so the borrowing stays in proportion. Under ERC standards, plans taken since 2021 include downsizing protection in many cases meaning that if you move and repay in those circumstances, early repayment charges are often reduced or waived. The detail varies by plan and by when you took it, which is why the paperwork matters.

4. The honest part: while moving is possible, it does add a layer of admin and constraint compared to moving without a lifetime mortgage. If a move in the next few years is genuinely likely, it's worth discussing whether equity release now is the right sequence at all sometimes moving first and releasing later is the better order. A good adviser will tell you that even though it delays their own case.

The pattern continues: the scary absolute ("trapped forever") isn't true ... but the full truth has conditions attached, and knowing them in advance is what good decisions are made of.

💬 Is a future move part of your thinking — downsizing, moving nearer family, a bungalow one day? Mention it below; it genuinely changes which plans suit. And if you've missed the earlier myth-busters in this series, they're pinned in the group.

Myth: "If I take equity release, my children will inherit my debt."

Of all the worries I hear about equity release, this is the one that carries the most guilt , the idea that you'd be handing your kids a bill along with the funeral arrangements. So let's be precise about what actually happens.

1. The loan is repaid from the home, not from your family. When the last borrower dies or moves into long-term care, the property is sold and the lifetime mortgage is repaid from the proceeds. Your children are never asked to pay it from their own pockets.

2. There is a guarantee with a name. Plans meeting Equity Release Council standards carry a no-negative-equity guarantee: if the home sells for less than the outstanding debt, the lender writes off the difference rather than pursuing your estate or family. It's worth knowing the guarantee comes with conditions .. the property needs to be kept in reasonable repair, insured, and sold at a fair market value, and the plan's terms met. That's rarely an issue in practice, but it's the honest, full picture.

3. Now the honest part .. because that's what this group is for: while your family can't inherit the debt, they will inherit less. Interest compounds, and if you make no payments the debt can roughly double in 12 to 15 years at typical rates. Equity release is, quite literally, spending part of your children's inheritance now. For some families that's exactly right .. many would rather see Mum and Dad comfortable than wait for a bigger cheque. But it should be a decision, not a surprise.

4. Three ways families manage this:
🔹 Inheritance protection : some plans let you ring-fence a percentage of the home's value that's guaranteed to pass to your estate, whatever happens to the debt.
🔹 Voluntary payments : paying some or all of the monthly interest stops or slows the debt growing.
🔹 Bring the family in : a good adviser will welcome your children joining the advice meeting. In my experience, the families who talk about it together beforehand are the ones with no regrets afterwards.

The pattern with equity release myths is becoming clear: the scary version is usually decades out of date, and the true picture is more nuanced .... better in some ways, with real trade-offs in others. That's exactly why the advice process is mandatory.

💬 Have you talked to your family about equity release ... or are you the son or daughter researching it for a parent? What's the concern in your household?

This is general information, not advice. Equity release involves a lifetime mortgage or home reversion plan, which is secured against your home and will reduce the value of your estate and may affect your entitlement to means-tested benefits. Myth: "With equity release, the bank ends up owning your home."

This is the number one thing I hear ..often from people who've ruled out equity release entirely because of it. It was also true enough decades ago, when some old "home reversion" style schemes genuinely did involve selling part of your home. Those days shaped a reputation the industry is still living down.

Here's how a modern lifetime mortgage ..the type behind the vast majority of equity release today ...actually works:

1. You remain the legal owner of your home. Full stop. Your name stays on the deeds. It's a mortgage secured against the property, just like the one you may have had for decades.

2. You have the right to stay for life. Plans meeting Equity Release Council standards guarantee you can live in your home until you die or move into long-term care .. the lender cannot turn you out.

3. You can never owe more than your home is worth. The no-negative-equity guarantee means that even if house prices fell and interest rolled up for decades, the debt is capped at the sale value. Your family can never inherit a shortfall.

4. The honest part .. because this group does honest: interest compounds. If you make no payments, the debt grows, and at typical rates it can roughly double in 12–15 years. That's not a reason to avoid equity release; it's the reason it suits some situations and not others, and why regulated specialist advice isn't optional ... it's required.

The real question was never "will I lose my home?" It's "is reducing what my estate receives the right trade for the money and lifestyle I'd gain now?" That's a personal question,.. and there's no universal right answer.

💬 What's the claim about equity release you've heard and wondered about? Drop it below .

📊 Yesterday’s Budget — What It Really Means for You, Your Family & Your Finances

The latest Budget brought a long list of changes some welcome, some worrying and plenty that could quietly affect your money over the coming years. Here are the main takeaways in plain English:

🔻 Lower growth forecast – The OBR has downgraded expected UK economic growth by 0.3%, which may mean tougher conditions ahead.

💷 Higher taxes by stealth – The freeze on income tax thresholds has been extended for three more years, pulling more people into higher tax bands without headline rises.

🏠 Property hit – A new “mansion tax” means £2,500 extra per year on homes over £2m, rising to £7,500 for properties above £5m.

👨‍👩‍👧 Families get help – The two-child benefit cap is scrapped from April a major boost for larger households.

📉 ISA blow – The cash ISA allowance is cut by £8,000 (except for over-65s), making tax-free savings harder to build.

🚗 Drivers & EV changes – Fuel duty stays frozen until next year, but electric vehicles will face mileage tax from 2028. Large investment is promised for charging infrastructure and grants.

💼 Workers –
• State pension rises by 4.8%
• Minimum wage increases by 4.1%
• Salary-sacrifice pension rules will change in 2029, meaning higher National Insurance bills for some workers

🔥 Bills relief – Average household energy bills to reduce by £150 from April.

🏥 NHS funding boost - £4.9bn promised (after cuts to local authorities).

🎓 Young people - Free training for under-25 apprentices at smaller firms, but student loan thresholds remain frozen.

💸 Investors & savers hit - Higher taxes on dividends and savings income.

⚰️ Inheritance tax change - Allowing full transfer of relief between spouses (a big estate-planning shift).

🎮 Gamblers & online players -Betting and gaming taxes sharply increased.

🔎 Bottom line:
This Budget gives with one hand and takes with the other. Rising wages and pensions are welcome - but stealth taxes, higher savings taxes, and squeezed allowances mean many families could still be worse off.

If you own property, rely on savings income, or are planning retirement, this Budget matters - whether you realise it yet or not.

📈 More people are using equity release to support their loved ones.

According to Canada Life, the share of later life borrowers gifting money to family has risen from 13% to 22% in just a year.

While home improvements remain the top reason for releasing equity (43%), helping family is now the second most common motivation , with nearly 1 in 5 lifetime mortgages taken out for this purpose.

With equity release lending up 10% year-on-year, it’s clear more homeowners are looking at their property wealth to meet both personal needs and family support.

💭 Would you use your home’s value to help your family now, rather than later?

One of the best lifetime mortgage products is leaving the market…

Standard Life Home Finance will stop offering new lifetime mortgages from 6 July with its award-winning Horizon range moving to more2life for ongoing servicing.

At Equity Release Hub, we’ve always admired the flexibility and innovation Standard Life brought to the market:

✅ Interest Reward — helping clients reduce costs
✅ Downsizing protection from day one & ERC exemptions on death/care
✅ Drawdown flexibility (minimum release just £500!)
✅ 5-Star Defaqto-rated products

Clients and advisers will feel this loss — Standard Life raised the bar for what a modern lifetime mortgage should offer.

👉 We hope more2life and other lenders continue this spirit of innovation.

👉 What do you think? Will innovation keep moving forward in the equity release market?
