American National & Resident • Central London Property • Loan: £1,020,000

In this case, we were approached by an American national and resident who needed to finance the purchase of a London property ahead of an upcoming move to the UK. The client was looking for a 75% loan-to-value mortgage and a product with no early repayment charges, which we delivered to them against a tight deadline.

Here's how we think the current economic outlook will affect high-value borrowing this year:

• There is some rebalancing of UK mortgage costs with costs some lenders reducing their rates. Borrowers are seeking advice on how to get the best deal and when to move forward with an application especially given the mortgage market is changing so rapidly.

• High-net-worth individuals are exploring mortgaging options 8-9 months in advance of their term coming to an end - further ahead than was needed when interest rates were lower. Many are looking at product swaps and waiting for the right moment to move forward as the lending market changes and different products become more competitive

• European prime property remains popular. We expect that UK and European buyers may find they are increasingly competing with Americans and dollar buyers who want to benefit from currency savings and European mortgage rates.

• Many corporates are looking to access finance to capture potential growth, restructure, gain market share and potentially buy out struggling competitors.

• Certain corporate finance products will come into their own this year as individuals and UK businesses look to manage and optimise cash flow. We believe that corporation tax loans, VAT loans and income tax loans may be more widely used.

• In 2022, we saw increased demand from wealthy US, UK and Middle Eastern nationals looking to borrow against their securities. We also believe we may see more significant growth in Asian markets than in European and US markets this year

• Borrowers with more unusual or complex scenarios or those that need to solve short-term liquidity challenges may find that private debt is one of the best sources of liquidity this year

What are the main advantages of Income Tax Loans?

Income tax loans allow individuals to take out a loan to cover their income tax liability. Lenders will usually pay HMRC directly, and your client will pay the lender back in fixed monthly amounts over the loan term – usually between 3-12 months.

Some of the other main benefits include:

• Cover a UK income tax liability, with your client paying it off in monthly tranches
• Facilitate cash-flow management and removes the burden of paying a tax bill as a lump sum
• Large loans of £100,000 or more are possible
• We can negotiate these in just a couple of days
• Simple process: a lender will settle your clients' liability with HMRC directly, and your client will pay the lender back on a monthly basis.
• Available if your client is in a good financial position overall but lacks the immediate liquidity to pay their income tax bill by the January 31st deadline, therefore avoiding penalties and interest from HMRC
• Competitive rates
• If your client has already paid their income tax bill, reimbursement is available
