As it near impossible to build a portfolio with BTL (BUY-TO-LET) mortgages people in the UK are now using this clever stratagy called 'Lease options' to control and profit from property, lease options are commonly used in USA and Australia and have now found their way t
o the UK. The 'Lease' suggests you agree to take over someones mortgage for an agreed amount of time such as 10 years, and you can do what you like with the house in that time so you will probably want to rent it out to make cash flow. The 'Option' suggests you have the right but not obligation to buy the property inside a fixed time frame (say 10 years) for a fixed price today. For example
A landlord finds us through our advertisng and asks us to buy his property because he has fallen ill and needs to get rid of his headache quickly, problem is as with most people in the uk he bought his property for £100,000 and owes £100,000 on it the market value on the house has dropped to £95,000 so if he sells he will still owe the bank £5,000 as its not worth what he paid for it (negative equity), so no-one can really buy this house so hes stuck with it right?.... well thats when we suggest a Lease option, so we tell him we can get an investor to take over the house and mortgage freeing him from the hassle. We agree to manage the house (lease) for 10 years
we agree to fix the buying price at £100,000, so we can buy the house anytime inside 10 years for £100,000 and based on historical facts the house should souble in 7-10 years so the house should be worth £200,000 in 7-10 years but you have a fixed price you can now exercise the option agreement and buy the house for £100,000 and sell it for £200,000 making £100,000 profit. Also dont for get you will be letting the house out over that period so say you make £3,000 net per year so thats £30,000 in rental income over 10 years. The cost we sell these Lease options for is £4995+ per property so you will make this back in under 2 years so these are VERY lucrative deals and we dont have them long as lots of UK investors want these, however we are always keen to do new business so please contact us if you are interested.
