Inheritance tax on property: a 2026 guide for families and landlords.

Rising property values and more than a decade of frozen thresholds have brought a lot of ordinary estates into inheritance tax territory. IHT is charged at 40% on the value of an estate above the available allowances.

The headline numbers: a £325,000 nil-rate band per person, plus a £175,000 residence band where a home passes to children or grandchildren. A couple can shelter up to £1 million — but the residence band tapers away on estates above £2 million.

For landlords, the sting is that buy-to-let portfolios don’t qualify for Business Property Relief — HMRC treats letting as an investment business rather than a trading one — so a portfolio held in personal name sits in the estate at its full value.

Capital gains tax on property: how much will you pay in 2026?

If you sell a UK residential property that isn’t your main home, any profit above your £3,000 annual allowance is taxable — at 18% within the basic rate band, or 24% if you’re a higher-rate taxpayer (source: HMRC, 2026/27 rates).

The trap most people fall into: you have to report the sale and pay the tax within 60 days of completion. It’s completely separate from your self-assessment return, and the penalties for missing it add up quickly.

The good news is that purchase costs, sale costs and genuine improvements (an extension, a new bathroom) can be deducted to reduce the gain.

Speed when it counts: how bridging and auction finance actually work.

A bridging loan is short-term secured lending, usually 1 to 24 months, designed to be repaid from a specific event — a sale, a remortgage or a refinance. It does what a standard mortgage can’t: move fast.

Common uses in London: a broken chain, an auction purchase with a 28-day deadline, a property that’s unmortgageable until it’s refurbished, or a commercial purchase that needs to complete while longer-term finance is arranged in parallel.

The key to a clean bridge is a solid exit from day one. Get the exit right and the rest follows.
