Metro Bank has launched a new 100% loan-to-value Joint Borrower Sole Proprietor (JBSP) mortgage, allowing buyers to purchase a home without a deposit.

On the face of it, this sounds like fantastic news for first-time buyers struggling to save.

For us, the phrase "all that glitters isn't gold" screams loudly.

A 100% mortgage means you're borrowing the full value of the property. If house prices were to fall, you could quickly find yourself in negative equity, making it harder to remortgage or move home in the future.

The ability to use the income of up to four family members may also increase the amount you can borrow, but that doesn't necessarily mean the mortgage will feel comfortable to repay month after month.

For many buyers, taking a little longer to save a deposit could unlock better mortgage rates, lower monthly repayments and provide a valuable financial cushion from day one.

That said, the launch does send an encouraging message. It shows that lenders are committed to supporting first-time buyers and are continuing to innovate in a challenging market. We just believe the focus should be on creating sustainable homeownership, rather than stretching affordability to its limits.

Before committing to any mortgage, make sure you understand not only what you can borrow, but what you can comfortably afford over the long term.

Very positive meeting with one of our lender's senior managers last week. They've agreed that professionals (such as visiting music teachers) moving from one zero-hour contract position to another don't have to start a fresh 12 month waiting period for the income to be considered as part of their overall income package.

We've campaigned for this for many years and are delighted that common sense has prevailed.

A sobering but ultimately very positive testimonial from clients.

"We were referred to David via a few friends and work colleagues and, with his help, bought our family home in early 2021. During the mortgage process David had made a point of discussing what might happen if one of us died or became seriously ill so we included critical illness cover within our mortgage package. All was fine until Barney started feeling unwell in early 2024 and was rapidly diagnosed with Bowel Cancer. After checking in with David we realised that his recommended critical illness plan, which was designed to repay our mortgage in just this type of situation, would enable us to completely focus on Barney’s recovery and keeping life as normal as possible for our children. It enabled Susanna to take time off from her busy work and freelancing commitments without compounding an already hugely stressful time with financial worries.
