Planning activity is picking up, but housing delivery is still falling short.

Around 203,000 new homes were delivered in the 12 months to June 2026, well below the 300,000 a year needed to meet the Government’s housing target. At the same time, the first quarter of 2026 saw the highest number of planning applications of any first quarter since 2020.

So the challenge is no longer just finding sites and submitting applications. It’s turning permitted schemes into developments that are viable, funded and built.

We’ve covered what that means for developers in our latest article.

Before committing to a development site, make sure the finance works.

A site might look like a strong investment on paper, but that doesn't necessarily mean it will be straightforward to fund.

Lenders will look beyond the potential profit. The purchase price, planning position, development costs, experience of the borrower and professional team, available equity and proposed exit all play a part in determining whether a project is fundable.

Understanding these factors early can help identify potential challenges before significant commitments are made.

At Cator Wells Finance, we believe funding should be part of the conversation from the outset, not something considered once a site has already been secured.

If you're assessing a new development opportunity, it's worth having that conversation early.

Is your rental property ready for 2030?

With higher energy efficiency standards expected for privately rented homes, landlords may need to start thinking about improvements to their properties.

Homes currently rated D, E, F or G may require upgrading, and leaving preparations until closer to the deadline could mean greater competition for contractors, materials and finance.

For landlords, the first step is understanding which properties may need work, what improvements are required and how those costs could be funded. Depending on the property and scale of the works, options may include using existing cash reserves, further advances, refurbishment bridging finance or refinancing.

Not every landlord needs to begin work immediately, but planning ahead can make the process easier to manage.

We've put together a practical guide covering what landlords should consider and the funding options available.

Five years of Cator Wells Finance.

Today marks five years since Cator Wells was established. A lot has changed in that time, but the way we approach our work hasn't.

When we started, we wanted to build a property finance business that does the work before a deal ever reaches a lender, understanding the client, the project and the numbers properly, being honest when something doesn't stack up, and staying with it right through to completion.

One review we received this year probably captures it better than we could:
“We came to Cator Wells with a project that threw up hurdle after hurdle, and time and again Daniel found a way through.”

That's the job. Not every transaction is straightforward, and the ones that aren't are often where we're most useful.

Over the last five years, we've worked alongside developers, landlords, investors, lenders and professional teams across the UK, funding everything from fast auction bridges through to an £11.8m regeneration scheme in Leicester and a £5.8m coastal conversion.

Along the way, we've built strong relationships across the lending market too. One lender recently described the value of working with a broker who “truly knows their clients inside out.”

Those comments mean a lot because they reflect what we've always tried to build Cator Wells around, knowing our clients, understanding the transaction, communicating properly and being prepared to keep working when a project isn't straightforward.

Five years in, the team continues to grow, our lender relationships continue to strengthen, and we're looking forward to what comes next.

A big thank you to every developer, landlord, lender, introducer and professional who has trusted Dan, John, and the team with a project.

Here's to the next five!

Every property project has different funding requirements.
Whether it is funding a new development, acquiring a property, refinancing an existing asset or raising capital, the finance needs to be structured around the individual transaction.

At Cator Wells, we work with developers and property owners across development finance, bridging finance, commercial mortgages and second charge lending.
With access to a wide range of lenders and over 20 years’ property and finance experience, we help clients assess the options available and put the right funding structure in place.

If you have a project you would like to discuss, get in touch.

The lowest interest rate does not always represent the best funding option.
When assessing finance, the wider structure of the facility matters. Leverage, fees, flexibility, speed of ex*****on and certainty of funding can all have a significant impact on the project and its overall viability.

A slightly lower headline rate can quickly become less important if the facility does not properly support the requirements of the project.

At Cator Wells, we look at the wider picture and compare funding options based on the needs of the transaction, not simply the headline rate.

The right finance is about finding the right fit for the project.
