How it works

Becoming a landlord was never an easy option - from collecting money for the first deposit, to servicing the picky tenants' needs - these were painstaking milestones to step closer to financial independence. Furthermore, the investment into property came with its cost - fixed capital. While the banks allow some day-to-day people to join the property ladder, no one is helping the landlords with their cash flow needs.

That is where Wectory starts to shine by providing an on-demand rent withdrawal service that gives landlords up to one year of rental income upfront. It later begins to be repaid by the tenant until the total sum has been returned. By receiving money upfront - landlords acquire the cash flow that is well-needed for any other purposes (done methodically to not affect their credit history).

Until this moment, the only other options property investors had, consisted of remortgaging their property or taking out a shark loan that would drain the required cash flow. Wectory aims to revolutionise the understanding of monthly rent and provide it ahead of time. Wectory’s application process has been designed to be swift and not deplete hours of your precious time. As a matter of fact, Wectory only requires two pieces of documentation - a tenancy agreement, and proof that you have undergone checks of your tenant. These documents do not require you to seek a third party or scour your drawers for them, rather, they are documents which you should already possess as standard.

✔️ The tenancy agreement - this is a contract of rental, usually written, between the owner of a property and a renter who desires to have temporary possession of the property; it is distinguished from a lease, which is more typically for a fixed term. This piece of documentation is essentially what binds you and your tenant - giving clarity that they are currently paying you rent and residing in your hospitable property.

✔️ Tenant Validation - we want to ensure that the tenants have the right to rent in the UK, do not have any criminal records (DBS), have passed their credit checks, while also having given you credible references. You as a landlord should have run these checks on your tenant prior to renting out your property to the individuals in question; Wectory merely asks to see this.

✔️ Lastly, you will have to go through personal identification online when applying - all you need for this is a passport and driving licence by your side! We will use this as a matter to prevent fraudulent activity and to confirm that you have applied for an upfront payment which correlates with your tenancy agreement.

Wectory provides the upfront rent to landlords. It is later repaid by tenants. Knowing this, the key users of our service should be:

🔸Private landlords who rent out their apartments.
🔸Owners of HMOs (house in multiple occupancies). It is needless to add that the owners of HMOs have to acquire appropriate licensing. However, when all the requirements are met, there should not be a problem. It would be prudent to upload the required documentation for each tenant.
🔸Landlords who provide accommodation to students. Usually, students who are not working would require a guarantor in order to confirm that they are capable of paying their rent. It is standard practice on the market.
