The Renters Reform Bill continues to dominate property conversations, and I understand why many landlords feel uncertain about whatโ€™s coming next.

But personally, I donโ€™t think regulation is the real issue. I think poor preparation is!

Landlords who already run their portfolio professionally with strong systems, proper finance structures and long-term planning are amongst the less worried.

Property investing is becoming more hands-on than it used to be. Thatโ€™s undeniable.

Thereโ€™s a lot of coverage in the media around interest rates, and higher borrowing costs are affect profitability for landlords.

What we can see is rates are exposing weaker portfolios. Landlords with strong portfolios still performing well based on many variables, albeit they planned ahead. They reviewed borrowing early, refinanced proactively, and kept healthy cash flow buffers.
Where investors are struggling, I've found is when they've relied too heavily on cheap debt during easier market conditions.

Rates change. Markets change. And the mature landlord understands that this is part and parcel of investing.

The landlords who survive long term are the ones who adapt early rather than react late.

Iโ€™ve seen several articles recently from publications like The Telegraph and Financial Times discussing landlords exiting the buy-to-let market due to rising costs and regulation.

And while thereโ€™s definitely pressure in the market right now, I think the headlines miss an important point.

The landlords struggling most are often the ones without a clear long-term financing strategy.

The strongest investors we work with are still buying but theyโ€™re buying differently.
