Landlords have you checked your EPC rating?

EPC ratings for rented properties will have to be grade C by 2025 for new builds and 2028 for existing buildings in the UK.

Upgrading may cost Landlords £1000s and could include actions like upgrading to LED energy saving bulbs or cavity wall insulation.

🏡 New marketing campaign = 20 Trees 🏡

As our most recent marketing campaign begins we take this opportunity to kickstart our future forest by planting 20 trees in projects Madagascar, Kenya and Haiti.

Doing so has sequestered approx 6 tonnes of CO2 which is equivalent to that created by driving 14,658 miles in a standard car!

🏡 Free Landlord Guide for Smart Meters 🏡

Smart meters give real time updates on how much energy a property is using. Seeing the costs spiral when the electric heater / lights / washing machine go on can change drastically energy-usage behaviours and reduce costs.

✅ Due to a Government initiative, smart meters are currently free to install!

✅ The contract between landlord and tenant may stipulate that the tenant must ask permission to install a smart meter however Ofgem state it's the billpayer's right to install one and that landlords shouldn't unreasonably prevent this.

These companies use sun, wind, water and more avoiding the use of fossil fuels like coal and gas.

What's more is that the companies providing green energy are highly competitive winning awards by Which? Uswitch and scoring highly with Trustpilot for example.

So what's stopping you switching to green? You might even save a buck!

🌿 Green walls in London 🍀

Biodiversity in urban spaces can be quite a challenge due to the lack of space, tall buildings blocking sunlight and high price per sq.m. Consequently the Government has had to come up with some inventive methods to improve this.

The Mayor of London has pledged to increase green cover by 5% by 2030 and so the development of green roofs and walls is being promoted.

Such developments enhance biodiversity but also help us fight climate change, reduce the carbon cost of property development, reduce the heat output of cities and make the place just feel more pleasant.

The Reubans at the Palace Hotel in Victoria has just had this wall done using 10,000 plants! 😁🌏

How to make heating your home more efficient 🌞

The amount of heat created and the energy used by radiators is usually regulated by the thermostat. This works but due to there being only one centralised thermometer doesn't result in balanced thermal control of your space.

This is where Thermostatic Radiator Valves (TRVs) come in. These valves screw onto radiators and using a thermo-sensitive wax or body of water in the value they adjust the amount of hot water going through the radiator according to the ambient temperature in the air. Consequently research shows TRVs have been linked to energy savings as high as 40%!

This means you can install these cheap devices (£10‐20 each) and set the desired temperature in each room. For those rooms you barely use you can turn it down low. Your cat's favourite window spot should be nice and cosy however 😺

Michaelangelo once said: "The greatest danger for most of us lies not in setting our aim too high and falling short; but in setting our aim too low and achieving our mark."

Think about that for a minute. We all know what goals are or at least we think we do. I want to lose weight, I want to give up smoking, I want to get promoted... the list goes on. But do we truely understand the power of goals?

Researchers have proven that if you write down your goals and take time each day imagining the outcome - sitting on the beach by the house you bought with the money you made doing something you dreamed of - then day by day you can actually trick your brain into thinking that you've acheived your goal. Your brain will have tasted it and will CRAVE IT!

Experience goes on to show that if you frame your goals like this, doors will open in your life that wouldn't have otherwise. Reason being is you will put yourself in the place to find the doors in the first place. Best of all, this becomes a subconcious reality!

How to set your goals:

✅ Choose something worthwhile - meaningless ones give no sense of
✅ Pick something acheiveable but stretches you. It's ok to miss a goal but if it's to run a 2 minute mile then you're going to get frustrated
✅ Make it specific and write it down in the present tense eg. "This year by incresing my business' social media presence I have doubled our number of leads "
✅ Commit - take a step every day no matter how small
✅ Publicise your goals - the will drive you! 🔥
✅ Prioritize - You probably want a lot out of life and you deserve to, but pick the goals that will have the greatest positive impact on your life and focus on but a few
✅ - like described above but also make a vision board and look at it every day
✅ Set deadlines - Trying to achieve something you can do by 'whenever' will not motivate you
✅ Evaluate them - How did you do it/or not? What worked? Why did you succeed/fail? This introspection will improve your future goal-setting.
✅ PARTY! 🥳 Seriously reward yourself when you achieve your goals and enjoy the process - buy that new dress that you look amazing in!

🏡 Free money from the UK Government to make your home green ✅

💰 Want to save £100s each year on energy bills? ⛰ Want to reduce your home's carbon footprint?

Well the Government has extended it's Green Homes Grant until March 2022. The scheme funds up to 2 thirds of the cost of green home improvements up to £5,000, or 100% of the cost for homeowners on low incomes, up to £10,000. This includes insulation of walls, floors and roofs, double or triple glazing when replacing single glazing, and low-carbon heating like heat pumps.

At MountainLake Property we look to implement measures like this into our properties but even if it's not a MountainLake Property you're in, we are more than happy in the knowledge that you can take this information as make your home a greener, happier property.

Following on from our advice around double and triple glazing yesterday there is one very simple trick that will keep your home warmer at night and help reflect heat out when you don't want it...

This simple trick was proven by Salford University in their 'house in a hangar' to reduce heat loss at night by up to 17%...

What is it?

Shut the curtains!

It's not April 1st so if you've blinds and curtains shut them at night and enjoy a cosier more comfortable sleep happy in the knowledge that you're not wasting energy.
