Ah so sweet!

Popped over to welcome our new clients (tenants) to their home and give them a goodie bag - toys for the kids and a big box of chocs!

And in return we got a lovely new house plant and box of chocs! As a thank for providing a home that was thoroughly clean and ready for her to just move her stuff in and settle.

A great feeling all round.

Ps. We were talking so much we forgot to get a photo of the moment we exchanged gifts!

What a way to kick off the week!

An early start to race up to the Midlands and get cracking with a clear out and refresh of one of our student HMOs.

Tbh fair the students did attempt at cleaning up. Bless em. But, of course, not quite up to the standards we like to keep in our properties. So it was time to roll up the sleeves, whip out the disinfectant and splash on the paint!

And after nearly 8 hours of cleaning, painting and clearing out the garden, the house is ready to be a home again.

It's numbers game!

Having calculated the build costs, contingency, fees, marketing and Purchase Price, we've submitted an offer.

Exciting stuff however...
.. This parcel of land had been 'sold' pre Covid but fell through. The vendor is still trying to hold out for his full asking price which in this market is unrealistic. So we've outlined our reasons for the offer to the agent and left it at that.

Hands-on or hands-off?...

Well, that 'depends'!!!!

£120+vat. That was the 'fee' the agent was going to charge to accompany the HMO officer for an inspection which lasts 15mins at best!

So we spent £30 on petrol, 90mins on the road - used this time for a much needed, 'right where are we with everything' meeting.
Met HMO officer for a 15min meeting ... after which she left happy albeit with a few minor amends for us to do.

Moral of story, don't always let the agents 'lead' you to spend unnecessarily IF you can do it yourself.

Starting the week with a cheeky offer going in - subject to PP, of course!

This property layout offers great potential to maximise its returns.

So let's see how we get on...
.. and we're also putting in the work to carry out our Due Diligence on a couple of commercial-to-resi opps with a view to putting in offers by end of the week.

Not always the most exciting bit of investing (personally I quite enjoy it) but an extremely, if not the MOST important element nonetheless.

A good day out viewing commercial-to-resi opportunities.

Always great to be joined by key members of the Power Team to give their expert advice.

We're loving the potential of the pub site (sadly no beer barrels found!) and will actually look to keep some commercial element to help a new enterprise kick start the high st regeneration.
.. And the TWINS building is just too adorable!

Now to crunch the numbers, map out the end game plan for each... and offer!
