Our client had been trying to sell this one-bed flat, but even after reducing the asking price from ยฃ275K to ยฃ250K, it struggled to attract viewings.

The issue wasnโ€™t the location.

Smart Tech Isnโ€™t Always So Smart ๐Ÿ˜…

Around five years ago, in one of our shared homes, we decided to trial track lighting and Wise Box with wireless switches in the communal areas. At the time, they were widely praised for their flexibility, cost-efficiency, and sleek, modern appeal.

Fast forward to today โ€” hereโ€™s our honest verdict:

The ๐˜๐—ฟ๐—ฎ๐—ฐ๐—ธ ๐—น๐—ถ๐—ด๐—ต๐˜๐—ถ๐—ป๐—ด has genuinely stood the test of time. Itโ€™s still performing brilliantly in our HMO spaces, offering flexibility that suits tenantsโ€™ day-to-day routines.

The ๐—ช๐—ถ๐˜€๐—ฒ ๐—•๐—ผ๐˜… ๐˜„๐—ถ๐˜๐—ต ๐˜„๐—ถ๐—ฟ๐—ฒ๐—น๐—ฒ๐˜€๐˜€ ๐˜€๐˜„๐—ถ๐˜๐—ฐ๐—ต๐—ฒ๐˜€, however, didnโ€™t age quite as well. They failed twice within five years, resulting in costly repairs and replacements โ€” and eventually we reverted back to traditional hard wiring.

Over the years of developing HMOs, weโ€™ve learned that ๐—ฑ๐˜‚๐—ฟ๐—ฎ๐—ฏ๐—ถ๐—น๐—ถ๐˜๐˜† ๐—บ๐—ฎ๐˜๐˜๐—ฒ๐—ฟ๐˜€ ๐—บ๐—ผ๐—ฟ๐—ฒ ๐˜๐—ต๐—ฎ๐—ป ๐—ป๐—ผ๐˜ƒ๐—ฒ๐—น๐˜๐˜†. When choosing fixtures and fittings, longevity will always outweigh aesthetic trends or โ€œcoolโ€ features. They need to withstand daily use โ€” and the test of time.

We also stopped using black brassware for the same reason. It looks fantastic when brand new, but limescale shows quickly, maintenance becomes a burden for tenants, and over time it simply doesnโ€™t wear well.

Itโ€™s a good reminder that innovation in property development isnโ€™t always linear โ€” some experiments prove their worth, others provide valuable lessons. ๐Ÿ’ก

Hereโ€™s a bit of background on this exciting project:

A year and a half ago, we purchased a site comprising two dated 3-bed semi-detached housesโ€”with planning permission to convert the garage into a 4-bed homeโ€”just two months before the Article 4 deadline came into effect.

We moved quickly, carrying out light refurbishments to convert the two houses into 4-bed HMOs, and fully let out all rooms for a year to secure their lawful use before the restrictions kicked in.

Now, with the support of private investor funding, weโ€™ve launched Phase 2 of the projectโ€”transforming the properties into two 6-bed, high-spec HMOs in a designated Article 4 area.
