Our developer client had finished a scheme, paid off his development finance, with one house left to sell.

Along came the perfect next project for him, but the cash he immediately needed was tied up in the house he needed to sell!

This is a great use of bridging finance where funds can be secured at pace and with minimal fuss, unlocking urgently needed capital to secure their next site.

Our client urgently needed to raise a small second charge to pay off an investor who needed funds for a personal problem that had arisen.

Speed was of the essence on this, and all her other properties in the portfolio were tied into mortgage deals, except one which was up in a few months so we could wipe out the second charge using that.

You can capital raise for all sorts of (legal) reasons!

DEAL COMPLETE! Speed was crucial!

This one certainly had its challenges. The client was buying a veterinary practice with a very solid, non-negotiable completion date. However the commercial lender and their solicitor were taking too long to perform, and wouldn't be ready in time.

We therefore had to do several bridging loans across several assets, including this one in particular. One of the bridging loans was meant to be a second charge against another property, but it took too long for the first charge lender to say they wouldn't consent to a second charge.

With how long the other bridging lender had taken on the other bridge, and now we were 1 week from needing funds and back to square one, we needed a lender who would not need a valuation and could perform in time, and on a different asset.

A call was made to this lender at 6pm on Friday, as a brand new enquiry. They completed in 4 workings day.

If you need lightning speed, we have lender who can perform in days, not weeks or months!

Whenever you buy and are successful in your bidding at auction, you're up against the clock, unless you're in the fortunate position of being able to buy in cash.

When this isn't the case, a bridging loan is often the most appropriate type of finance to use, especially when speed is of the essence.

We were pleased to support our client in their purchase of what will be rented out as a buy to let once some alterations and improvements have been made.
