Just when I thought I will finally finish the refurb we got this ๐Ÿ˜….

As some of you know we took this flat in January to run it as an SA. It needed some refurb done on a tight budget and short period of time. We had the full intention to paint the bedrooms but our fist booking came so we thought will finish it after. Since then few months past and we still haven't done it ๐Ÿซฃ. We haven't had more then 2 day between the bookings. As soon as I started covering the furniture and prepping it for decorating we were getting booking for the next day ๐Ÿ˜… - not that I am complaining, it is a good problem to have .
We had few days empty next week so I thought that was it, I will finally finish this project and this happened โคต๏ธ. I guess not gonna be next week as well๐Ÿคทโ€โ™€๏ธ.
We are expecting to have 2k profit from this unit this month at 80% occupancy. Not bad I think.

Your tenantsโ€™ obligations are to pay their rent in full and on time and look after the rental home. Any obligations you wish to place on your tenants must be set out in the tenancy agreement โ€“ maintaining the garden or cleaning windows, for example. But you may not use the tenancy agreement to impose duties to your tenant which, by law, should be carried out by you.
Your tenants are solely responsible to repair items they own and minor issues such as replacing batteries in smoke alarms. They are also responsible for any damage caused by their guests, but they are not liable for normal wear and tear โ€“ to carpets, for example.

As a landlord, you are responsible for paying the correct taxes on your total rental income minus any expenses incurred.

You will need to complete a yearly self-assessment and file it with HMRC, which will let you know how much income tax you owe based on which tax bracket you fall into.

Other taxes you must pay as a landlord in London, or the UK, are Stamp Duty, Capital Gains Tax and national insurance.

For instance, certain designated areas will require you to apply for a selective licence. ๐—ช๐—ต๐—ฎ๐˜ ๐—ฑ๐—ผ๐—ฒ๐˜€ ๐˜€๐—ฒ๐—น๐—ฒ๐—ฐ๐˜๐—ถ๐˜ƒ๐—ฒ ๐—Ÿ๐—ถ๐—ฐ๐—ฒ๐—ป๐—ฐ๐—ถ๐—ป๐—ด ๐—บ๐—ฒ๐—ฎ๐—ป?- In areas where selective licensing applies, landlords must apply for a licence if they want to rent out a property. This means the council can check whether they are a โ€œfit or proper personโ€ to be a landlord, as well as making other stipulations concerning management of the property and appropriate safety measures. Check their property license map to see if you need a license for your property.

โœ…Details of the tenancy deposit scheme
โœ…The governmentโ€™s How to Rent guide
โœ…The contact details of the person or agency that is managing the property

Failure to supply this information could make it difficult to repossess your property should you need to.
