The mortgage broker factors every detail into the search, such as: : Good credit history Is Important; lenders assess credit history to measure your financial responsibilities.
Loan amount, LTV (Loan-to-Value) & : Larger deposit often means a larger borrowing potential.
The more you can put down upfront, the better.Employment: This helps lenders to understand if you can cover your repayment comfortably

The application process is stressful, not to mention very time-consuming. After receiving the mortgage offer, you are one stop along the home-buying journey. There are still several processes that need to clear before you can get the key to your .

Every mortgage offer is different and the time that offer is valid differ from lender to lender but in most cases, they last for a fixed period between three to six month.

However in some processes, you could face unexpected delays, and it would take longer to complete, contact your lender immediately. Depending on the circumstances you may be able to apply for an extension. But be mindful that it may occur additional fee.

Following my recent post about zero deposit mortgage, I had many calls requesting more info, so just wanted to clarify who are not eligible for this:

*People with benefits, because that usually includes housing benefit and you cannot have benefits on a mortgage
*People paying low rent, because lenders calculate money on your rent first and then on earnings. E.g if you are paying £1000 rent you can take a max of up to £185k mortgages as an example. If you pay £600 rent and want to buy £300k house thats not possible.
*So it is not only if you have been always paying rent on time but the fact of how much rent you are paying.
*People who pay rent in cash are not eligible because you can't show your rent on the bank statement.
