A Grade II listed building doesn't always stay in the past.

At The Links in Rest Bay, Porthcawl, we transformed a piece of Welsh coastal heritage into homes that respect where they came from while making room for how people live today and the judges agreed.

The Links won 'Residential Development of the Year' at the Cardiff Property Awards a few years back, recognising how the finished scheme reflects its history while delivering genuinely elevated coastal living.

Under Acorn Green, our holistic approach to carbon reduction, re-using and restoring existing buildings sits alongside new build as one of the most effective ways we reduce embodied carbon across our developments. Retaining a structure, rather than demolishing and starting again, avoids a significant amount of the carbon that goes into producing new materials from scratch.

It's an approach that takes more thought than a clean slate. Existing buildings come with their own constraints, structural quirks, materials that need careful handling, layouts that weren't designed with modern living in mind. But working within those constraints often produces homes with a character that's genuinely hard to replicate, alongside a smaller environmental footprint.

It's not the only route to sustainable housing, but it's often one of the most rewarding, for us and for the people who go on to live there.

Luke Cleary joined Acorn Property Group in 2018 as Development Manager at Acorn Bristol.

Newquay is one of the most well-connected towns on the Cornish coast. It has its own airport, a vibrant food and drink scene, world-class surf at Fistral Beach, and a Harbour Festival that brings the town to life every year.

Just south of Fistral, the Pentire Headland looks out over the River Gannel Estuary and the sweeping sands of Crantock Beach, making it one of the most dramatic coastal settings in Cornwall.

It is on this headland, overlooking the estuary, that Acorn Property Group's Gannel Waterside is coming soon. Eighteen apartments, two penthouses, and four houses, with country, sea, and estuary views and direct river access.

Fowey is one of Cornwall's most beautiful harbour towns. Narrow streets, historic buildings and a maritime character that has shaped the place for centuries.

The Old Station Master's House in Fowey is exactly the kind of site that defines what Acorn Property Group does best. A historic building with a specific identity, carefully brought back into use rather than swept away.

The project won the LABC Building Excellence Award for the South West in 2018 and the UK Property Awards Residential Development category in both 2017 and 2018.
