Remortgaging after a change in circumstances?

This is where people get caught out.

If you stay with your current lender, you can often switch to a new deal with a simple product transfer — usually no underwriting.

BUT…

If you want the best deal by moving to a new lender, that’s a full mortgage application again.

And that means checks on:

✅ income
✅ employment status
✅ credit commitments
✅ affordability

So if you’ve changed job, gone self-employed, reduced hours, or taken maternity/paternity leave… you need to plan early.

💡 My rule: start looking 6 months before your deal ends.

🚨 The mortgage trap nobody warns you about…

Just because a lender can use your overtime, bonus or commission for affordability…

…it doesn’t mean you should rely on it.

Because what happens is:
✅ You borrow more
✅ You buy the bigger house
✅ You stretch for the better area

Then reality hits…

❌ overtime gets cut
❌ bonuses drop
❌ commission disappears
❌ company performance changes
❌ you burn out

And suddenly the mortgage that looked “affordable” isn’t.

My rule is simple:

If you need overtime/bonus/commission just to scrape through affordability…

you’re stretching it too far.

Lenders lend based on numbers…

…but you have to live with the payment.
