Here they are in all their glory! Everyone loves the Kitchen Window more as the top section really adds character. It was quite costly to refurbish them but, the finish was definitely worth it even though I would've preferred to replace them for more energy efficient windows!

It's been a while since I posted last so thought I'd pick up where I left off! Here you can see all the original Sash Windows restored, this included repair work to the wooden frames, a good sand down with the use of wood filler where required and a good lick of paint. Although they're not energy efficient, aesthetically they are in keeping with the 'appearance' of the local area! If you have a closer look, the paint on the glass was removed before they were reinstalled.

Living room turns into a temporary restoration workshop! 🏚 Hopefully these pics give you an idea of the scale of work that goes into the restoration of Sash Windows - Work Benches, Vices, Hand Tools, Power Tools, Clamps...the list goes on! πŸ—œπŸ›  I was lucky to find a local Carpenter that has a passion to restore Sash Windows and I couldn't be happier with the end result 😊

As part of the planning application to replace Sash Windows in a Conservation Area, elevations are required for all sides of the building that are subject to change. Again this is a cost that needs to be factored in as an Architect would be required to conduct a site visit to create these. Ultimately the Planning and Conservation Officer wants to ensure that the replacements or alterations are in keeping with the local area

Here are some more pictures to highlight the poor state of the original Sash Windows to the front elevation of this property. Sash Windows require regular maintenance and this cost needs to be factored into the upkeep of the property. Wait until you see them restored to their former glory!

Conservation Area and Sash Windows 🏑
One of the challenges I faced was understanding and deciding what to do with the Sash Windows on this property. It's not just a simple case of replacing them with UPVC casement windows, any alteration or replacement of the existing timber framed windows require planning permission and consultation with the local Councils Conservation Officer. Many craftsmen that offer to restore these style windows are booked many months and in some cases years in advance. After many visits and consultations we decided to restore both windows to the front elevation. I got lucky with a local sash window specialist who really had a passion to restore these kind of windows. I had to replace both windows to the side elevation as the Builders ended up butchering them during the refurb or I may have kept and restored them too. Councils will vary and in this particular case the exact profiles had to be replicated in order to gain approval but, not all manufacturers have the machinery to cut certain profiles so, you really have to be careful and decide from the offset what the requirement is, your budget and whether it would be worth restoring, replacing or leaving a deal altogether.

Investing in property isn't all plain sailing neither is it for the faint hearted. As you can see in this picture it's not all outsourced, sometimes you'll have to roll up your sleeves and get your hands dirty to get the job done! I've got OCD so I had to vaccum the protective floor before I removed it! Take note of the Sash Window in the background as I'll be covering the challenges I had with these in later posts!
