🇬🇧 England’s Most and Least Deprived Areas in 2025:
Jaywick (Essex)Tops the List Again — While Harpenden (Hertfordshire) Ranks as the Least Deprived 🌿

New government data reveals that Jaywick, near Clacton-on-Sea in Essex, remains England’s most deprived neighbourhood — for the fourth time since 2010.

The latest Index of Multiple Deprivation (IMD) highlights how deeply rooted inequality remains, with 82% of the areas listed in 2025 also on the list in 2019.

🔹 Seven of the ten most deprived areas are in Blackpool
🔹 Middlesbrough struggles most with income, education, and crime
🔹 Hartlepool tops for employment deprivation
🔹 Liverpool, once second overall, now fares worst for health
🔹 Tower Hamlets and Hackney record the highest child income deprivation
🔹 London still shows the greatest deprivation among older people

Despite being one of the world’s wealthiest countries, England’s regional divides remain stark — deprivation is concentrated in the North and Midlands, while Harpenden, (near St Albans), in Hertfordshire, stands at the other end of the spectrum as the least deprived area in the nation.

Property deals may look simple, but there are hidden risks that can cost you time and money.
📺 A recent BBC Panorama investigation exposed questionable tactics used by big UK estate agents – including Purplebricks and Connells.
🏢 Connells – ‘Conditional Selling’
Undercover footage showed agents favouring buyers who agreed to use their in-house mortgage or legal services, even turning down higher cash offers. These extras could earn the company up to £10,000 per sale – compared to about £4,000 commission.
Which? called this “highly unethical” and possibly against industry rules.
🏠 Purplebricks – Inflated Valuations & Upselling
Former staff said they were told to overvalue properties to win business, then push sellers to cut the price later for bonuses. Buyers were often steered toward partner solicitors and brokers at inflated prices – one couple paid nearly 3× more than an independent quote.
(Note: Purplebricks was sold for £1 in 2023.)

• Compare quotes and reviews for all services.
• Seek professional advice when needed.
• Ask for clear, itemised costs to avoid hidden fees.
• Protect your personal and financial information.
• Avoid agents with pushy sales tactics.
• Research the property and local market carefully before committing.
• Make sure the seller’s chain situation is clear and keep track of progress.
• Take your time before exchanging contracts; read everything carefully and ask questions.
• Never pay any deposit or payment to the seller before the “exchange of contracts.”

🔔The government has announced exciting plans to replace leasehold with commonhold ownership — thanks to the new "Leasehold and Freehold Reform Bill"!

👉 What is Commonhold?
Commonhold means you own your home forever — no lease, no ground rent, no landlord. You and other homeowners manage shared areas together. Real ownership, real freedom!

👉 When is it happening?
New laws are expected to come into effect later this year (2025). Full details and rollout dates will be announced soon.
