📢 NO JOKES! New Stamp Duty Changes Are Now in Effect! 🏡

As of today, April 1st, 2025, new Stamp Duty Land Tax (SDLT) rules are live — and they could impact buyers across the UK.

Here’s what’s changed:

🔹 Standard Buyers:
You’ll now pay 2% SDLT on property purchases over £125,000 (down from the old £250K threshold).

🔹 First-Time Buyers:
The tax-free threshold has dropped to £300,000, with 5% due between £300K–£500K.
(Previously, you could buy up to £425K without paying a penny.)

🔹 Additional Properties:
The 3% surcharge remains in place for second homes and buy-to-lets.

💰Example:
Buying at £295,000? You’ll now pay £4,750 in SDLT — that’s £2,500 more than before April 1st!

I'M UNSURE HOW LONG I SHOULD FIX MY RATE FOR? 🤔

Other than the obvious length of fixed rate, there are a few key differences between 2, 3 and 5 year fixed rates which may impact your decision on which offering you go for 🤔

The interest rate of 2, 3 and 5 years have become more similar in recent years, with sometimes the 5-year rates, being lower than 2 & 3 years, however, it's all about the rate.

2 & 3 year fixed rates are perfect for short-term commitment, whether that be you are planning to move, or make significant changes to your situation, being on a 2 & 3 year fixed can allow you the flexibility to make changes without the penalty charges, as waiting for a 2 & 3 year fixed to end is much easier than waiting on your 5!

That being said, 5 year fixed rates can help you beat those remortgage woes, the thought of remortgaging every 2 years is enough to fill many with dread, and having 5 years without remortgaging is great for many.

STAMP DUTY CHANGES IN APRIL 2025 😓 🏡

If you're looking to buy your first home or move in 2025, have you factored the upcoming changes to Stamp Duty?

Recent changes to Stamp Duty Land Tax (SDLT) in the UK include adjustments to rates for second-home buyers and first-time buyers, as announced in the October 2024 budget. Key updates are as follows:

For Second-Home Buyers
Higher Rates: The surcharge for purchasing additional properties increased from 3% to 5% above the standard SDLT rates starting October 31, 2024. This change applies to residential properties across England and Northern Ireland​

For First-Time Buyers
Exemption Continuation: First-time buyers remain exempt from SDLT for properties valued up to £425,000, offering a potential saving of up to £6,250. For properties between £425,001 and £625,000, a 5% rate applies​

However, starting April 2025, the exemption threshold for first-time buyers will reduce to £300,000, and the upper limit for the discounted rate will drop to £500,000​

Reversions to Previous SDLT Thresholds (April 2025)
From April 1, 2025, SDLT thresholds and rates will revert to levels seen before September 2022:

No SDLT for properties up to £125,000 (previously £250,000).
A 2% rate for properties between £125,001 and £250,000.
The 5% rate remains for properties priced between £250,001 and £925,000
