We don't often sing our own praises, but a little while ago we were approached by a tenant facing eviction because her landlord was selling the property. As a single mum of two children, the thought of finding a new home was truly terrifying. Despite numerous challenges we managed to find her a solution and she "picked up the keys" last Friday. This was the message she sent us this week -

"I just want to say thank you from the bottom of my heart for everything. You have truly made my dreams come true, something I never thought was possible. You gave me hope and were with me all the way. This is the only house I have ever felt at home in and now I can stay here forever. My two boys are over the moon. Your guidance and advice was second to none. Full of gratitude towards you both."

Some days at work are good days!

More good news for first-time buyers with good income, but limited deposit. A lender has just launched a scheme with a min deposit of just £5,000 towards a loan of up to 99% of the value of the property.

As you might expect, you will need a clean credit record and be able to afford the repayments, but this could provide another route to home ownership for lots of people - and, unlike a zero deposit scheme offered by another lender, it does not require you to have a history of renting.

If politicians of varying colours and the muppets peddling hate on social media are making you feel depressed to be British at the moment - take heart from the fact that among us is the wonderful person who handed my wallet into the Tesco petrol station in Bootle last night. Not only were all my cards still present but so was every one of a (stupidly) large number of banknotes. There are lots of good people out there - even if it's easy to forget it sometimes.

At a stroke, it would appear that Rishi Sunak has completely pulled the rug from the movement to improve the energy efficiency of rental properties.

The old policy was that from 2025, new tenancies would only be possible on properties with an Energy Performance Certificate (EPC) of C or higher - from 2028, this would apply to existing tenancies as well. Both have been scrapped.

It is not yet clear if this can be done without primary legislation being passed.

Great news for generation rent!

If you have rented a property for 12 consecutive months during the last 18 and paid the rent on time every month you might now be eligible for a mortgage without a deposit - provided the new mortgage payment does not exceed the rent you have been paying!
