2024- Wow, what a year it has been. Without a doubt, it has been one of the hardest, but also the most transformative. We survived our first year in business together! Apart from the obvious steep learning curve, the biggest part of this year has been the journey of self discovery and wrestling with doubts and insecurities.

We made a bold decision in 2023 to step out of our comfort zone and chase a dream. We embarked on this journey where one of us chose to leave the safety of a salary. Initially, it was more excitement than fear but boy, this journey has been one hell of a rollercoaster ride- there has been plenty of highs but even more lows.

This year has stretched me in ways I didn’t expect. The challenges and mental battles have been real but I am grateful for the lessons and the experiences that have shaped me into who I am now.

2025 will, no doubt, be another chapter of growth and transformation- another year to keep building, dreaming and becoming the better version of myself! I’m excited for what’s to come.

The Dreaded A-word: Asbestos! 😱

Here are some photos of materials I’ve spotted on recent viewings that I suspect might contain asbestos. If there’s one thing every property investor needs to know about, it’s asbestos. 🏠⚠️

While it’s true that asbestos is usually safe if left undisturbed, renovations can release harmful fibers—and dealing with it isn’t always cheap. Worse, disturbed asbestos can have serious health consequences. 😷

Did you know you can take an asbestos awareness course online for as little as £25? 💻 These courses (a must if you work on-site in the trade as I did) teach you how to identify potential asbestos and where it’s commonly found.

🤔 CAN ANY LOFT SPACE BE CONVERTED? 🧐

Well, in short, no. 😅 …sorry folks!

Something we’ve learned recently when speaking to builders is that for HMO dormer conversions, the required height from ridge to floor joists must meet a minimum of 2.8m. 📐

We did some more research and found that this is the case so that once the insulation, flooring and ceilings have all been added into the equation, you’ll be left with a minimum of 2.2m in head height to meet building regulations and thus ensuring the space is a functional one. 📝

Not all is bad news though - there are ways around this 🙌🏻 you could potentially, for example, drop the ceiling below and in turn increase the height between ridge and floor joists, however, this is of course a costly alternative and would need to be factored into refurbishment costs. 💸

👏🏻 Superb day spent in great company this Saturday past.

It’s easy for us as entrepreneurs to fall into a slump and to fall multiple times throughout the year. This event hosted by Ste was a real eye opener for us. We had the lovely Safiyya there who talked about her tremendous struggles and it really put into perspective how hard things can get and how blessed we actually are.

Time is finite and it’s time to make the most of it.⏳👀

After weeks of public transport, we finally found the perfect car without breaking our budget - here’s how we did it 🕵🏻🕵🏻‍♀️💷💷

Over the last 2 weeks, as you’ve probably seen, we have been searching for a new car after old Silv passed and left for car heaven. RIP 🪦

Buying a car is, for most people, the second biggest purchase after your home, so it is important you get the right one for YOU without over stretching your budget and getting ‘shiny syndrome’ 🤩 - very much like property investments.

Being car novices, we spent a ton of time doing thorough (and I mean thorough!!) research on different cars, test driving a variety of makes & models and researching all of their problems before weighing up pro’s and con’s ⚖️ Because of that, we saved ourselves over £8000 and ultimately found the right deal for us. 🥳

Translating this to property, finding investment properties is what we do. We aim to find the absolute best deals that suit our bespoke investors’ wants and needs, offer expert insight and take on the burden of hassle. 🙌🏻

🚨 DRY ROT 🚨

Ok, bear with me - I took these on my iPod touch 11 years ago! 📱👀

I worked on this severe case of dry rot 11 very long years ago. It was discovered only when the customer fell through the suspended floor after the rot had absolutely ravaged the entire downstairs of this house.

Dry rot is a very serious problem which can develop due to a number of things, namely poor ventilation, leaks, floods and raising damp - and is actually worse than damp. With this particular house, it was both poor ventilation and raising damp.

To rectify the problem, we first removed all trace of rot, took the walls back to brick 1.5m above the floor level, injected and treated the walls and finally put in new floors and re-plastered.

Dry rot is the most severe form of rot and can be very costly to eradicate.

Being an entrepreneur and business owner might sound cool but let me tell ya, it ain’t flipping easy.
The road is messy, bumpy and full of ups and downs.
There has been many down days, tears, struggles, feelings of frustration and insecurity and questioning what all of it is for.

…But when I zoom out and focus on my WHY, that is what helps me to put things into perspective and to push forward again.

Learning to focus on the journey and not the destination.

Going onto site, breathing in the asbestos and bathing in the smells of a freshly ripped out toilet! 🤢

In all seriousness, I love this business. I genuinely will never tire of seeing old, worn out properties restored into their former glories. For me, it’s restoration over replacement. I love seeing old features brought back to life and mixing the old with the new.

Looking forward to getting our hands dirty on our very own project - but for now, we keep working, learning and building. 🏚️🧱🏡👷🏻‍♂️👷🏻‍♀️
