One thing I always do before selling a property is make sure the paperwork is ready.

When buyers and solicitors ask for information, it's there immediately.

That means fewer delays, fewer back-and-forths, and a smoother route to completion.

Small details like this can help keep a sale moving when other transactions start to stall.

£137k to buy. Around £55k into the refurb...

An offer just landed at £240k, which works out to roughly £40k profit once costs are settled.

Property rewards a bit of patience and a bit of nerve, and this is the part that makes it worth it.

This £65k post-auction buy became a £135k cash-flowing asset. Here's how:

I bought post auction, and used investor finance to fund a smart refurb and turn it into a cash-flowing Serviced Accommodation.

Let's look at how that strategy played out in reality:
👉Bought it for £65,000.
👉Spent £18,000 on the refurb and fees.
👉Revalued at £135,000.

That’s a £52,000 uplift, and a fantastic result for the partner who worked with me on it.

Even though this project was completed a while back, the lesson is timeless: the biggest wins often come from overlooked opportunities.

One of the lessons I’ve learned on refurbishments is when it comes to landscaping… always budget more than you think.

It usually has the biggest impact on the overall appearance of the property, but it’s almost always the last thing that gets done…which means it’s the first place the budget gets squeezed.

On this one, the difference between before and after says everything.

Lesson learned: budget properly for it from the start, because it almost always ends up costing more than expected anyway.

It was great catching up with the group of us from PropertyCEO who’ve been consistently showing up on social media.

and the team were kind enough to organise a dinner for us, which gave everyone a chance to reflect on the work that’s been put in and the progress made so far.

Sometimes it’s easy to stay focused on the next goal and forget to pause and appreciate how far you’ve come. Last night was a good reminder of that.

Grateful for the opportunity, the conversations, and the people in the room.

Looking forward to what’s ahead.
