Something I’m aiming to achieve in 2023.

Day three of the social media challenge

I’m looking to try my hand at commercial to residential conversions this year.

I’ve agreed one deal that I’m really excited about and I can’t wait to get started…if it ever gets past conveyancing 🫠

There’s lots of opportunity out there for this type of deal thanks to planning incentives so I’ll be keeping my eyes peeled for the next one 👀

Something I’m proud of achieving in January 2023.

As part of the social media challenge I’ve been reflecting on what I’m proud of having achieved last month.

One of my angel investors (a couple actually) have recently reinvested with me. They’ll get a nice fixed rate of interest at the end of the term that beats anything they could get in a savings account.

I this sort of thing for granted far too often but when I think back to a few years ago I’d never have dreamed I’d be working with investors’ hard earned cash and creating these win-win situations.

They’ll be used to support a planning application on an upcoming co-living HMO project. 🏡

Had an offer accepted this week on what will be my first commercial to residential conversion.

Really excited for this one as it’s in a brilliant location.

I’ll share some more details further down the line but now it’s time for some money raising and some planning.

Like London buses! 🚌 🚌

I’ve agreed three property purchases so far this year and two have ended up completing within two days! 🤯

I agreed to buy this one way back in January so it’s been a loooong time coming. 🥱

It’s a 5-bed HMO tenanted with professional tenants that will generate income from day one! 🤩

The plan is to refurb it in the medium term, rehung the floor plan to add a bathroom or two, and maybe add a sixth bedroom if it’s worthwhile. 🤔

Really looking forward to getting in and finalising refurb plans 😬
