Mortgage affordability isn't just income x 4.5

Lenders factor in every commitment you have and one car loan could knock nearly £100,000 off what they'll lend you. Here's exactly how it works.

A good mortgage adviser does far more than just find a rate 👀

A big part of the job is understanding your situation, researching lenders that actually fit your circumstances, structuring the mortgage properly and managing the process from start to finish.

The cheapest rate doesn’t always mean the right outcome.

Things like fees, flexibility, lender criteria and future plans all matter too.

A good adviser should also think beyond today’s deal and help you plan ahead for future reviews, remortgages and life changes 🏡

Your home may be repossessed if you do not keep up repayments on your mortgage.

Is it over for mortgage rate cuts?

Let’s talks mortgage first payments…

Often this can catch people out, with lots of lenders their first mortgage payment will be larger.

Why?

Well let’s give an example. You complete on the 1st June and your direct debit is set for the 1st of the month. The issue is, your lender won’t set the DD up until the mortgage completes. So you may not end up making a payment until July. That payment can then be larger as will cover July’s payment, plus the interest for the number of days you had the mortgage in the previous month.

Each lender will be slightly different and will write to you within a few days of completion confirming the date and amount of the first mortgage payment.

Wondering whether your mortgage advisor is actually working in your best interest?

There's one question every homebuyer in the UK should ask before committing to a mortgage advisor and most people never think to ask it.

If a cheaper deal becomes available after your rate is secured, will your advisor automatically switch you onto it?

If the answer is no, it could cost you thousands in unnecessary interest over your fixed term.

We monitor rates as standard. If something cheaper comes up, our software flags it automatically. You won't even need to ask.
