🏡 Could a 2.5% deposit be enough to buy your first home?
The Government has announced plans for Your First Home: a new scheme designed to help first-time buyers purchase a new build from participating developers.
The proposed scheme could mean:
🔑 Just a 2.5% deposit
🏠 20% government-backed equity loan
💷 A mortgage for the remaining amount
So, on a £300,000 new build, your own deposit could be just £7,500.
The equity loan is expected to be interest-free for the first year, although it will need to be repaid and factored into affordability.
📅 The scheme is currently expected to launch on 28th October 2026, with full details due at the Autumn Budget.
And that’s what makes this exciting; for first-time buyers struggling to build a bigger deposit, this could provide another route onto the property ladder. 🔑
There are other options too, including 95%–100% mortgages, family assisted products and developer incentives, so don’t assume buying is out of reach just because you have a smaller deposit.

Full scheme details and eligibility are still to be confirmed.
Your Home (or property) may be repossessed if you do not keep up repayments on your mortgage or any other debts secured on it. There may be a fee for mortgage advice, the exact amount will be based on your circumstances.
