👩🏻‍🌾 What is the ‘Family Farm Tax’?

🚨 At the recent budget, Chancellor Rachel Reeves announced that a new 20% tax is set to be introduced on inherited farming assets above £1 million from 2026.

🌱 Under previous rules introduced in 1984, Agricultural Property Relief (APR), has allowed land used for crops and animal rearing, as well as farm buildings and cottages to be exempt from inheritance tax.

🤔 With the new changes to inheritance tax coming in to effect in April 2026, now is the time to get some friendly advice about how you can prepare for your farm’s future.

It sounds obvious doesn’t it? 🤔 but let’s take a closer look…

We know in order to buy a home we need to *save a deposit*

But what about other things that can be considered to help with your deposit?

👉🏼 If you have a Help to Buy ISA remember you will also have the benefit amount to contribute towards your deposit (subject to the criteria being met)

👉🏼 If you have received inheritance or a gift from parents or family, this could be considered towards your deposit contribution

👉🏼 Sale of possessions no longer needed (i.e. having a good old clear out!)

The key thing to remember about your deposit contributions, is that the lender will want to check where the funds have come from.

As long as that box is ticked, you don’t need to worry about it coming from different places!

Just focus on the total contribution 💰 rather than the admin (that’s what your adviser is for!)

What in the LTV is going on here… 🤔

It sounds much more confusing than it is… Promise.

Let’s take a closer look 👇🏼

This term (we’ll refer to it as LTV from now on) is used throughout your mortgage journey.

And even as an existing homeowner you might be wondering, ‘what does that actually mean?’

Loan = your mortgage borrowing amount (e.g. £80,000)

Value = value of the home the mortgage is secured against (e.g. £100,000)

Loan to value = the amount you are borrowing in relation to the value of the home (80% LTV)

You will see LTV referred to in brackets, such as: up to 60%, up to 70%, up to 80%, and so on.

🏡 the LTV for your new mortgage will affect what rates are available.

So it’s a key part of your mortgage options and journey!
