I'm back from holiday and straight back to work!

We had a lovely few days away, including a visit to Blenheim Palace with Freddie.

Not a bad house, is it? Just need to find a lender willing to give me a mortgage on it!

Anyway, back to reality and looking forward to catching up with everyone and helping with your mortgage and protection needs.

Thankfully, mortgage applications don't involve secret missions or Claudia Winkleman dramatically appearing behind you.

Although I wouldn't say no to the cloak...

People often think being a mortgage advisor is about finding the cheapest mortgage.

And yes, that's part of it. But there's a lot more going on behind the scenes.

✅ It's understanding how different lenders assess income
✅ It's researching lender criteria and working out which options actually fit a client's circumstances
✅ It's going through paperwork, spotting potential problems and making sure everything stacks up before an application goes in
✅ It's explaining complicated lender jargon in plain English
✅ It's chasing applications when they're stuck in a queue
✅ It's keeping clients updated when they're waiting for an answer
✅ It's working out how to make the mortgage work alongside everything else going on in someone's life

And then there's the protection side, making sure we're not just asking “Can you get the mortgage?”, but also “What happens if something goes wrong?”

Getting the keys is fantastic, but making sure the home and the income that pays for it are protected matters too.

And then, on top of all that, I'm still running a business.

Accounts. Compliance. CPD. Marketing. Admin. Keeping up with lender changes. Improving processes. Answering emails. Trying to remember what day of the week it is and when I last saw my family!

The mortgage is only one part of the job.

A big part of what I do is take a process that can feel complicated and make it feel a bit more manageable for the person or people sitting in front of me.

That's the bit people don't always see.

You don't need to have everything figured out before talking about a mortgage.

I sometimes speak to people who initially put off getting advice because they think they need to have everything ready first.

They don't.

❌ You don't need to have found your dream home
❌ You don't need a perfect credit history
❌ And you don't need a folder full of paperwork sitting on your desk

Sometimes the most useful thing you can do is have a conversation before you start looking seriously.

It gives you a clearer idea of what's achievable, what you might need to work on, and what your next steps could look like.

And if you're not quite ready yet, that's okay too.

I'd much rather have that conversation early than have you find the perfect house and then discover there's something standing in the way.

A mortgage conversation doesn't have to mean you're ready to apply. Sometimes it's simply the starting point.
