SELF-EMPLOYED? LOOKING TO GET A MORTGAGE?
There are 100 days to go until the 2025 self-assessment tax deadline.
If you are looking to get a new mortgage (or renew your existing one) within the next few years, as tempting as it it to try and reduce your tax bill, you must THINK AHEAD and declare enough income to support the lenders affordability for your mortgage. Lenders want to see the must recent 2 years of HMRC tax documents.
It’s also important to speak to a mortgage adviser before you change from employment to self-employment or self-employment to employment because lenders have very strict criteria surrounding this that needs to be satisfied before they will approve you for a mortgage.
Mortgage Lenders are now only working with year end April 2025 and April 2024 tax documents for mortgage lending and will no longer accept 2023. So if you are applying for a mortgage now or within the next few months you will need to submit your tax return asap.
