I'm starting an experiment where I use AI and property data to analyse UK property deals.

I'll look at the asking price, potential rent, costs, location and the things that could make the deal risky.

“That networking event was rubbish. I’m never going again.”

How many times have you heard that?

Maybe you’ve even said it yourself.

You turn up, have a few good conversations, exchange business cards, meet some interesting people…

Then a few days later:

“It was a waste of time.”

But here’s the question:

Was the event actually rubbish… or was your networking strategy?

I used to think networking was about meeting as many people as possible.

Now I think that’s completely the wrong approach.

My strategy is simple.

🏠 1 property event a month
🤝 3 business networking events a month

And before I walk through the door, I already have 6 people in mind.

🔷 3 people I already know.

These are the relationships I want to invest in. Catch up properly, understand what they’re working on and see where we can help each other.

🔷 3 people I don’t know.
Not 30. Not 50.

Just 3 people I genuinely want to meet and have a proper conversation with.

Because I’m not interested in collecting business cards.

I’m interested in building relationships.

And then comes the part most people miss…

The follow-up.

New connection? 📞 Pick up the phone.

Existing connection? ☕ Arrange a coffee.

Because one good conversation at a networking event rarely creates a business relationship.

The relationship is built afterwards.

I genuinely believe property is a people business.

And I believe relationships come before collaboration.

So after the bank holiday reset, that’s exactly what I’ll be doing:

☕ Having coffees
📞 Making follow-up calls
🤝 Strengthening existing relationships
💬 Starting new conversations

Because maybe the next time you think:

“That event was rubbish.”

The better question is:

“What did I actually do with the opportunities in the room?”

🏡 I buy houses in and around Leicester that need a little love, give them a light refurb, and turn them into quality, affordable family homes.

🔨 My amazing team handles the refurb side, while I focus on securing the funding.

💰 I work with private investors to grow my portfolio. Once the property's renovated, we refinance and pay the investor back and do it all over again — simple, repeatable, and effective.

Here is a property I am currently working on offer accepted last week , this week chatting to private investors to secure the funds.

AND THAT’S ME SIGNING OFF FOR THE BANK HOLIDAY WEEKEND!

Because even the **Property Doctor** needs a prescription for REST! 😂💊

It’s been a busy few weeks — property deals, investors, coaching, networking, meetings, WhatsApp messages… you know the drill!

But this weekend?

**I’M OUT!** ✌🏽

Time to switch off, reset and enjoy life.

And this photo popped up from last year when I was inside the **iconic Burj Al Arab in Dubai**

Looking at it reminded me of something really important…

I didn’t get into property just to build a portfolio.

I got into property to create CHOICE.

Choice over my time.
Choice over my income.
Choice over my lifestyle.
And the freedom to make memories and enjoy experiences along the way.

Because what’s the point of building wealth if you’re too busy working to enjoy it?

So I’m putting the laptop away, stepping away from the deals and giving myself permission to DO ABSOLUTELY NOTHING PRODUCTIVE! 😂

Well… maybe a little networking if I can’t help myself! 😉

Sometimes the best property opportunities start with a conversation over great food…

Last night’s Property & Popadoms in Leicester was a brilliant reminder of exactly why networking matters.

Huge thanks to Aarti and Carl for bringing everyone together and creating such a great atmosphere.

There were some fantastic connections made, old relationships rekindled, and plenty of conversations around how we can collaborate and create opportunities together.

One of my highlights was hearing from Emad.

I particularly loved his strategy of buying properties on the same street — focusing on one area, understanding it deeply and building from there. Simple, focused and very clever.

And of course… the food! 😍
Absolutely incredible.

For me, evenings like this aren’t just about property.

They’re about people, relationships, ideas and collaboration.

Great conversations.
New connections.
Old connections.
Inspiring ideas.
Amazing food.

What a night! 👏
