One of my favourite memories in property takes me right back to the beginning of my portfolio journey.

With the support of a private investor who believed in me, I purchased a 2-bedroom terraced house in County Durham for just £18,000.

The property needed some work, so I invested around £3,000 in refurbishment costs to bring it up to a good rental standard. Nothing fancy—just sensible improvements that would attract quality tenants and create long-term value.

The property was then rented out for five years £450 pcm generating a steady income stream while benefiting from capital growth.

When I eventually sold it, the property achieved £65,000.

Looking back, that single deal taught me some of the most important lessons in property investing:

✔️ Great deals still exist if you're prepared to look where others aren't.
✔️ Small refurbishments can create significant value.
✔️ Cash flow and capital growth together are a powerful combination.
✔️ Most importantly, investor relationships can completely change the trajectory of your business.

That first deal wasn't just a property purchase. It was the foundation of a portfolio and proof that with the right mindset, strategy, and partnerships, you can create exceptional returns from relatively modest beginnings.

I'm incredibly grateful to the investor who trusted me at the start of the journey.

What mistakes did you make last week, and what will you do to correct them?

Continuous improvement is one of the most important habits in property investing.

Here are two lessons I took from last week and the actions I'm implementing this week:

✅ Mistake #1: Not allowing enough time between viewings to complete my viewing checklist.
Solution: Schedule a minimum 30-minute gap between each viewing to complete the checklist immediately afterwards while everything is still fresh in my mind.

✅ Mistake #2: Taking too long to submit offers on properties of interest.
Solution: Complete the deal analysis before the viewing takes place and submit an offer within 2 hours of the viewing if the property meets my criteria.
Small improvements, consistently applied, can make a big difference over time.

My mantra has always been simple… but powerful:

I can. I will. I am. (ICIWIA)

When I started my property journey—while teaching full-time—this wasn’t just a phrase… it became my anchor.

I can → shaped my mindset Believing it was possible before I had proof
I will → fuelled my motivation Showing up even when I was tired after a long school day
I am → drove action Making moves before I felt “ready”
And the results?

In my first year in property, I built my R2SA portfolio within 90 days.

No unlimited funds. No perfect timing. Just consistency, belief, and action.
