One of my favourite memories in property takes me right back to the beginning of my portfolio journey.
With the support of a private investor who believed in me, I purchased a 2-bedroom terraced house in County Durham for just £18,000.
The property needed some work, so I invested around £3,000 in refurbishment costs to bring it up to a good rental standard. Nothing fancy—just sensible improvements that would attract quality tenants and create long-term value.
The property was then rented out for five years £450 pcm generating a steady income stream while benefiting from capital growth.
When I eventually sold it, the property achieved £65,000.
Looking back, that single deal taught me some of the most important lessons in property investing:
✔️ Great deals still exist if you're prepared to look where others aren't.
✔️ Small refurbishments can create significant value.
✔️ Cash flow and capital growth together are a powerful combination.
✔️ Most importantly, investor relationships can completely change the trajectory of your business.
That first deal wasn't just a property purchase. It was the foundation of a portfolio and proof that with the right mindset, strategy, and partnerships, you can create exceptional returns from relatively modest beginnings.
