The roof is done… but that's not the biggest change happening at Hawes.🏡

We're working on the structure to open up the space and create an extra room. Outside, the rotten timbers have been replaced, and a little patio is coming together.

It's easy to get excited about how a property will look when it's finished. But I get just as interested in the decisions that happen along the way.

The aim isn't to change everything. It's to make the right changes.

And when the work comes with a view across the Yorkshire Dales, I'm certainly not complaining! 🌿

What makes Leyburn interesting from a property perspective? It's not just the views.

It's what sits behind them.

Leyburn has the independent shops, cafés, pubs, weekly market and everyday activity of a town where people live, work and meet.

That matters because when I assess a property location, I'm looking beyond the scenery. I want to understand the place itself, the people it serves and what makes them want to live there.

You wouldn’t believe how much rubble came out of one fireplace!

But once you start stripping a property back, you begin to see what you’re really working with.

Old plumbing. A back boiler. Damp. Awkward layouts. And a few opportunities hiding underneath it all.

That’s actually one of my favourite parts of a refurbishment: figuring out what needs changing and, just as importantly, what doesn’t.

Reeth is definitely starting to reveal itself. 🏡

You’ll hear both, sometimes at the same time.

The problem is, neither tells you much until you ask where?

Different towns can have completely different buyers, demand and opportunities.

That’s why I always want to understand the local story before I get excited about the property.

Same county. Different postcode. Very different deal. 🏡

Would you lend money to someone to buy property if you never had to touch the property yourself?

That might sound strange at first.

But what if you want the property investment opportunity without wanting the builders, refurbishments, phone calls and 7 am surprises?

That's exactly what I do.

I find the property, check the numbers, manage the refurbishment and deal with the problems.

The capital partner provides the funds for an agreed term and fixed return.

You don't have to become a property developer just because you want exposure to property.

And believe me, the builders are more than happy for me to keep that job.

That's the thing about bringing an older property back to life.

You start with a plan… then the house has its own opinions. 😂

The trick is knowing when to stick to the plan, when to rethink it, and when not to spend money just because you can.

I came across a property conversation that made me stop scrolling...

Someone said:

“I can't see how I can lose.”

They were buying with cash and doing most of the work themselves, so I could understand the thinking.

But that's exactly where I'd pause.

Because even when you're doing the work yourself, there are still budgets, time, unexpected problems and the question of whether the finished property is actually worth more.

A renovation can make a tired house look fantastic.

But pretty doesn't automatically mean profitable. 😉

For me, it's about understanding what you're changing, why you're changing it, and whether the numbers still make sense when things don't go perfectly.

That's why I think the real skill isn't just doing the renovation, it's knowing what deserves your money in the first place.
