Most people I work with don’t actually want another business to run.

You may like the idea of property, just not the reality of builders, delays, and projects quietly becoming stressful.

That’s usually why the people I work with want a more hands-off approach, with someone handling the acquisition, due diligence, and ex*****on properly from start to finish.

Especially in places like the Yorkshire Dales, where careful decision-making matters far more than hype.

✅ Food ordered. A rare bit of downtime between property viewings.

And it got me thinking about something that catches a lot of outside investors off guard when they first look at the Yorkshire Dales.

This isn’t a straightforward market.

A lot of properties here carry Section 106 local occupancy restrictions, which can seriously affect who you can sell to later if you don’t spot it early enough.

Then there’s the national park and conservation rules. Things that would be simple elsewhere often aren’t up here.

But interestingly, those same restrictions are also part of what protects the value of the right properties over time.

That’s why local knowledge matters so much in markets like this. Not just knowing where to buy, but understanding what can quietly affect the project years later.

Turned down a deal this week.

Numbers worked, location was fine, agent was keen. On paper it looked like one to go for.

But the exit relied on assumptions I couldn't stand behind, and the refurb had too many moving parts I couldn't price properly. So I walked away.

"Probably fine" isn't good enough when you're responsible for someone else's money, and that standard is what I hold every single deal to.

Most of what I look at never becomes a project. That's not a failure of dealflow. That's the filter working.

Well. 40 minutes driving around the Dales looking for a property we were supposed to be viewing.

We found the George Inn instead.

Honestly? Not the worst outcome.

The landlord knew exactly where the place was. We got directions, a pint of local real ale, and a reminder that in a market like the Yorkshire Dales, the people who actually know it will always have an edge over the ones who just Google it.

This is the real version of what I do. Some days it's slick. Some days it's a scenic detour and a good pub.

If you've built up capital over the years, chances are you've considered property at some point.

Not necessarily to become a full-time investor, but because you want your money working harder without creating another job for yourself.
The problem is that most property projects look far simpler from the outside than they actually are.

It's rarely the purchase that causes problems.
It's everything that comes after: cost control, timelines, decision-making, and knowing which projects aren't worth touching in the first place.

That's where most investors either lose money or lose confidence. That's typically where I come in.

I work with a select group of investors, usually 2 to 5 partners at a time, who want a genuinely hands-off approach, while still knowing every project is being assessed and managed carefully from start to finish.

Heading over to view a property in Middleham today, just outside Leyburn in the Yorkshire Dales.

Possibly probate. Possibly someone moving into care. Either way, it’s been somebody’s home for a long time, and properties like this always deserve a careful look before any decisions are made.

Some houses only need cosmetic work. Others have much bigger issues hidden underneath, and spotting the difference early is usually what protects the project later on.

One thing I’ve noticed about the Dales is that buyers here rarely want a renovation project themselves. They want the lifestyle, the views, and a property that’s already been done properly.

That’s what I’m assessing today before anything moves forward.

I've lived here 14 years and it honestly never gets old. What makes this place so special is that it draws people in every season, walkers, families, dog lovers, and burnt-out city professionals just desperate for a proper breather.

There is a lot more to property than finding something “cheap”.
