Happy New Year Everyone 🎉 After 3 months of HARD GRAFT, I am extremely pleased to have our latest project on the market. As you will see from my previous posts, this one needed a lot of love but I am incredibly pleased with the end result. Our objective was to fully refurbish the property and turn it back into the beautiful family home that it once was, split the title and gain planning permission for an identical 3 bed detached house to be built on the plot of land adjacent.
Purchase Price: £160,000
Refurbishment Costs: £28,000
Legals: £7,500
Total: £195,500
Sale of House: £220 - £230,000
Sale of Lane: £70 - £80,000
Profit - £94,500 - £114,500

Great afternoon yesterday at the beautiful for the Leeds Third Thursday Club Property & Construction event. Networking has always been such an important part of building my business and would highly recommend this group to those in the industry. Back in the overalls today getting the last of the bloody artex off the walls.. soooo ready for gin o’clock. Have a great weekend people ✌️

Anyone else really enjoy the part where you get to smash through the walls? Good news is that we have pretty much got the house back to brick now. First minor set back is that we cut through a water pipe when doing the re-wire which resulted in me getting soaked. No big deal though, we just replaced the section that was damaged.

Delighted to be starting our next project today 🎉

3 bed detached house on a huge corner plot. We have been a bit creative with this one and in addition to a full refurbishment, are splitting the title with a view to building another 4 bed detached home adjacent🏡

Getting stuck right into this one with the rip out and will be posting regular updates ALL problems included not just the pretty stuff 💅

Delighted to have our latest project on the market. It took a little longer than anticipated to complete due to current restrictions but we got there in the end. Also happy to have the property valued and listed above our target sale price too. We will be celebrating with a bottle of something fizzy tonight but then straight onto the next project as of Monday!

This is quite a straight forward cosmetic refurbishment (even though it looks horrendous). There is nothing structurally wrong with the property it just needs some love. We are moving the existing downstairs bathroom, upstairs and opening up the tiny kitchen to make a much larger kitchen/diner.
