YOUR HOME MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON YOUR MORTGAGE.
THINK CAREFULLY BEFORE SECURING OTHER DEBTS AGAINST YOUR HOME

20/04/2026

At the end of Last year, I was joining a new Mortgage as a AR firm (Lune Mortgage and Protection). I was struggling a bit with the social media side of the setting up a business, when I came across a post about a social Media course for start up businesses in Lancashire. It is one of the best courses I have ever done, and I met the most lovely people with great businesses. If your in the area and can spare 4 hours once a week, its well worth doing. I have been using social media for years and learnt so much over the 16 week course.

Here is info -
Following the successful delivery of our recent Skills Bootcamps, we’ve been recommissioned to deliver more Skills Bootcamps - and will be launching two new cohorts at the end of May 2026:

💬 Mortgage Q&A: “How much can I actually borrow?”
This is by far one of the most common questions I’m asked — and the truth is, there’s no one‑size‑fits‑all answer.
🏡 Here’s how lenders work it out:
• Your income — salary, self‑employed earnings, bonuses, benefits
• Your monthly commitments — credit cards, loans, childcare, car finance
• Your credit profile — how you’ve managed borrowing in the past
• Your deposit — a bigger deposit can sometimes increase options
• The lender’s own affordability model — each one is different

🔍 Why speak to a broker?
Because every lender calculates affordability differently. I compare them for you, so you get a realistic figure before you start viewing properties.

🏡 Case Study: What Documents Does a First‑Time Buyer Really Need?
📂 Step 1: Proof of Identity & Address
Before anything else, lenders need to know you are who you say you are.
What Emma provided:
Passport
Driving licence
Recent utility bill
Why it matters:
Lenders must complete identity checks as part of anti‑money‑laundering regulations.
💷 Step 2: Proof of Income
Emma is employed, so her income verification was straightforward.
She supplied:
Last 3 months’ payslips
Latest P60
Employment contract (because she’d recently had a pay rise)
Why it matters:
Lenders use this to confirm stable income and calculate affordability.
🏦 Step 3: Bank Statements
This is where many first‑time buyers feel nervous — but it’s simply about showing your financial picture.
Emma provided:
Last 3 months’ bank statements
Savings account statement showing her deposit
What lenders look for:
Regular income
Sensible spending
No undisclosed loans
Source of deposit
💳 Step 4: Credit Commitments
To get a full picture of affordability, lenders need to know about existing credit.
Emma shared:
Her car finance agreement
A small credit card balance
Confirmation that she had no other loans
📝 Step 5: Proof of Deposit
Emma’s deposit came from her own savings.
She provided:
Savings statements
A simple explanation of how she built her deposit over time
If a deposit is gifted:
Lenders will also need a gifted deposit letter and ID from the person gifting it.
🏁 The Outcome
With everything organised, Emma’s application was submitted.
Her mortgage offer arrived following a valuation of the property
She’s now picking paint colours for her first home.
💡 Takeaway for First‑Time Buyers
Getting your documents ready early makes the whole process smoother, faster, and far less stressful. If you not sure what documents you will need send me a message and I am happy to help.
