👀 The size of these old slates …as big as gravestones!

Unfortunately there’s not enough of them in good condition to go back on so we’re swapping them for a Brazilian slate instead.

Also a few pics of the internals, looks like we’re doing a barn conversion with part of the proeprty built from pebbles they must have found on the beach 😆

Really pleased with the team powering on here,l. Now we need to get the strutural steels sorted and the gable partially rebuilt, and then we can really focus on the internals.

A long way to go but steady progress

The suitability of finance will depends on your individual circumstances.

If you need the funds quickly to purchase the property then a bridge will be the most suitable. Similarly, if you need to establish a trading history then a bridge will be ideal.
If fast finance is not required and you would like the loan to repaid over a longer period, then term finance will be most suitable.

A&L document:

If you are planning to apply for finance you should prepare in advance by compiling an assets and liabilities document. Doing this in advance will smooth the progression of your application and demonstrate to lenders you have an in depth understanding of your financial arrangements as well as providing the lender an overview of your assets and obligations.

Your A&L should include the following:
1. Property Address
2. Property type
3. Dwelling type (shop/HMO/Flats etc)
4. Number of bedrooms
5. Purchase Date
6. Purchase Price
7. OMV
8. Name held under
9. Rental income pm
10. Details of existing lender liabilities including amount, rate and monthly payment's.
