WE ARE TEN YEARS IN BUSINESS! 🥂🍾

Wow! To give this some context… 20% of startups fail within the first year, 60% in the first 3 years, and 70% within the first 10 years! So we must be doing something right! 😉

In many ways it feels like we’ve been investing in bricks & mortar forever, in others, we’re only just getting started! Here’s some milestones from our first decade:

✅ 30+ completed property deals
✅ 4 business models
✅ 5 brands
✅ 1 goal

✅ We survived Brexit
✅ We survived a global pandemic
✅ We have some VERY exciting projects in the pipeline!

One thing we’ve learned along the way though - it’s certainly not for the faint-hearted! 😳

Here’s to all the small business owners grinding it out day after day - chasing their dreams - while serving others 🥂

And we’re watertight!
This is always a big milestone in any development because it means we are protected from the elements and we’re able to manage security on site more effectively. It also gives us a much better feel for how the street will look once we’re finished – which means we can begin to focus on internal finishes and marketing the properties! Watch this space.

Once the architectural design was complete, we started work on finishes and M&E. We produced CGI’s to give a clear vision of what we were trying to achieve and how the spaces would need to function.
At this stage, it’s quite possible nothing has started on site, but the scheme really starts to come to life!

Once we completed the purchase, we worked with a reputable local architect to bring the designs up to date from 2003. This included re-working the floor plans to maximise the footprint, incorporating open plan living and taking full advantage of the natural light with bigger windows and bi-fold doors. We also added solar panels to the roof and increased the spec of the insulation throughout to make the buildings thermally efficient and to meet current building and safety regs.

Next was submitting a planning amendment before works could begin….

We acquired this site in the summer of 2021.

It came with historic planning permission to build 4 bungalows, which was part of a bigger scheme with planning approval dating back to 2003. The majority of the site was developed in the early 2000’s, but this parcel of land was not as it was used for storage & welfare for the rest of the site.

We had to piece together the history of the site during our development appraisal to understand exactly what we were dealing with as the records available were incomplete.

Nevertheless, we managed to gain sufficient confidence in the site to proceed with the purchase in July 2021.
