She hit a personal best Olympic lift on Saturday. Monday she's back looking after your home.

This is Sarah, our tenant manager.

Over 15 years of managing properties in North Nottinghamshire,
we kept seeing the same situation.

Someone accepts a job offer. They've got a start date. They're
trying to find a room while simultaneously handing in their
notice, telling their current landlord, working out logistics
and managing the rest of their life. And then they hit an agent
who takes three days to reply to a single email.

So we built it differently.

still based elsewhere, or in-person if you're closer. The
application form takes ten minutes on your phone. Quick income
and employment checks. Digital tenancy agreement. Keys and a

Every time a tenant leaves, there's a cost.

Void periods with no rent coming in. Reletting fees. Marketing. Check-out and check-in admin. Potential redecoration.

Longer-term tenants tend to look after a property better too — they make it their home rather than just a place to stay.

One of the most overlooked factors in referencing is tenancy length history. A tenant who's stayed 3+ years at their last property is statistically more likely to do the same again.

Worth thinking about next time you're reviewing applications.

Losing £115,000 and being blacklisted from UK property.

That's the reality for one overseas investor who trusted a sourcing agent without doing proper due diligence.

The red flags were there:

- Massaged numbers on the brochures
- Photos that didn't match reality
- Blocked from contacting the managing agents
- Properties in far worse condition than disclosed

What followed was predictable: higher maintenance costs, problem tenants, increased voids, collapsing cash flow.

Now he's selling at mortgage value and facing local authority action.

He's not the first. He won't be the last.

Before you spend a penny on another HMO, check these 5 things.

Number 4 catches people every single time…

The Rent Gap:
Compare what they’re claiming vs what you can verify on SpareRoom. More than 15% difference? Walk away or renegotiate hard.

Room Sizes:
Minimum 6.51 square metres for a single, 10.22 for a double. If they can’t show you the measurements, ask yourself why.

Licensing Status:
“We’ll sort the licence” is not the same as “here’s the licence.” Pick up the phone and call the council yourself.

The 85% Test:
Does the deal still work at 85% occupancy with 20% higher bills? If it only works at 100%, it doesn’t work. Full stop.

Sourcing Agent References:
Can they give you 3 investors who’ll actually take your call? No references = no deal.
