How much does it actually cost to split the title on a block of flats?

On a typical six-flat block, the professional costs come to roughly £1,100 to £1,900 per flat: legal fees for the leases, Land Registry fees, lease plans, lender consent and EPCs. In our worked example that adds up to £9,235, or about £1,540 a flat.

The bigger numbers usually sit elsewhere. Exiting the block finance, stamp duty and the structure you choose can outweigh all of that, and HM Land Registry is taking around nine months to register new leases unless you expedite.

We've broken down every cost, the timescales and where stamp duty group relief can help in our latest guide. Link in the first comment.

£8,652. The first publicised civil penalties under the Renters' Rights Act, issued to a letting agent in Chesterfield for a six-month fixed term and for telling tenants to leave after they said they would complain.

The national landlord register opens on 15 December 2026, and the West Midlands is the first region in England called forward. Our deadline is 14 March 2027.

Most of the coverage has focused on the fee, which is £65 per property per year. That is not really the story. The part that matters is this. If a property is not registered, the courts cannot grant you a possession order. Arrears, a sale, a refurbishment, it makes no difference. Penalties start at £7,000 and reach £40,000 for false information or repeat breaches.

Registration asks for the address, rent, ownership type and occupancy, along with your current gas safety, EICR and EPC certificates, all declared in one place. You have 28 days to finish an entry once you start it, there is no bulk upload for portfolios, and agents are not allowed to register on your behalf.

We cannot press the button for you. Nobody can. What we can do is make sure everything the service asks for actually exists and is in date before the window opens.

Comment READY and we will send you our free West Midlands readiness checklist.
