Looking forward to putting the boots back on this weekend for a brilliant cause.

I’ll be taking part in the Rugby League All Stars v Rugby League Fan Club game at Sewell Group Craven Park this Saturday, with money raised going towards the Jai Arrow MND Appeal.

It should be a great afternoon, but more importantly it’s an opportunity to raise some money and awareness for a cause that really matters.

There are still sponsorship opportunities available if anyone would like to get involved:

I’ve never really done this before…

For over 10 years, I’ve helped investors find, buy and build property portfolios.

Now I’ve got multiple opportunities sitting on my own desk that *I want to take on myself* Heres the catch I’m looking for a small number of JV partners who might want to come along for the ride.

Property is often described as passive income by people who are not dealing with the problem that arrived at 7am.

A leak, a contractor delay, a tenant issue or a job that looked straightforward until the wall came apart can quickly change the week.

That does not make property a bad business.

It makes it a real one.

The return is linked to decisions, risk, management and the ability to deal with the parts nobody includes in the glossy version of the story.

A good deal is not always good for everybody.

The same property can fit one buyer's strategy and create the wrong kind of risk for somebody else.

Capital, experience, time, finance, appetite for disruption and the rest of the portfolio all change the answer.

That is why the useful question is not only whether the property stacks up.

It is whether it stacks up for you.

Most property deals are won before the work even starts.

I valued this property last week and, within a couple of hours, we already had an offer on the table.

This morning’s site visit was about getting beneath the surface. It looks likely to be a full back-to-brick refurbishment, so the next step is making sure the contractor’s figures properly reflect the work involved while protecting the client’s position.

Finding the opportunity is one part of the job. Understanding the true cost, managing the risk and making the numbers work is where the real value comes in.

I’ll share some photographs from the property shortly.
