📢 Mortgage Rates are rising again 📢

Several UK lenders have started increasing their fixed rates as market borrowing costs rise.

If your fixed mortgage deal ends within the next 6 months, consider reviewing your options now.

Many lenders allow you to secure a new rate months in advance, which could help protect you from further increases. Waiting could mean:
❌ Higher rates
❌ Fewer deals available
❌ Moving onto your lender’s expensive SVR (Variable rate)

This year, my diary has been full to bursting with appointments - and it’s only February!

Whilst I love seeing so many of you, it’s also important I bring my best self to our meetings, and that’s why I love having a regular break with my family; to rest, recharge and have fun. (Although holidays do look slightly less restful with a toddler 🥴😂)

Let's get organised 🗂

If you're thinking about getting a mortgage and have no idea what you will need, here are the main documents you will need to provide as part of your application 👇

✅Proof of ID (Passport or driving licence)
✅Proof of address (Utility bill, council tax bill, bank statements)
✅Payslips
✅Proof of deposit (A bank statement or if the deposit is gifted, a signed gifted deposit letter from the person gifting the money)
✅Bank statement

If you recieve any other income such as benefits or maintanence, you will also need to provide evidence of this too.

If you have any questions about any of these documents, make sure to ask at your appointment and we will be able to help you further.

Why is good credit so important to getting a mortgage?

In our last post we reminded you to check your credit score, but how does having good credit help with getting a mortgage?

Here are just a few reasons...

✅ You will be more likely to borrow the amount you need. With good credit, you are more likely to be deemed as low-risk, and therefore likely to be given a higher limit.
✅You will qualify for more products.
✅The interest rates on your product will be lower and subsquently, so will your monthly payments (in comparison to high rates due to bad credit).

In summary, having good credit can really help you get the best mortgage deal. However, if you've checked your score and it's not as good as it should be, don't fear - we still may be able to get you a mortgage, so do get in touch and we can review it together.

If asked, would you know what your credit score is?

I'm assuming for most of us the answer is probably no, but if you're planning to buy a house in the near future, it's important to be aware of your credit profile.

It's not necessarily impossible to get a mortgage with poor credit, but the better your score is, the better the rates may be.

You can check your credit score using tools such as checkmyfile.com, which will create a report with an overview of your credit health. (I'm not affiliated with checkmyfile in any way, this is just a helpful tool I've discovered along the way!)

Take this as a sign to get checking - and feel free to get in touch for any help or advice around your credit score.

BBC’s latest Panorama on a couple of well known Estate Agents is definitely worth a watch.

Although it’s disheartening to see how many people have been let down, sometimes unknowingly, during the process of buying and/or selling, it’s encouraging that this topic has been brought to light and can hopefully be avoided in future.

My key takeaway 👉🏻 conditional selling is not legal, and goes against the code of conduct that Estate Agents sign up to. Conditional selling means only selling to you if you meet their preferred criteria, such as using the ‘in-house’ mortgage advisor. This practice is immoral and you should never be discriminated against for choosing your own mortgage advisor. So if you’re currently looking to buy a house make sure you bear this in mind - do your research and find the right service for YOU, whether that’s for conveyancing, solicitors, or mortgage advisors.

Hopefully this episode will bring about some positive change in this industry.
