Refinance completed | Chapel Place

Last minute completion on the Thursday before the bank holiday weekend!

This conversion is exactly the type of development we enjoy most.

By the time we found Chapel Place, it had already been through auction and remained unsold. Most people had looked at the condition (and the fact it’s listed) and moved on.

We decided to go direct to the vendor because we felt there was still real value in the building if approached the right way.

It was certainly in a bad way; vacant for years, stripped out, severe dry rot through the timber structure, roof issues, and parts that were structurally unsafe.

But the fundamentals were there — a beautiful Grade II listed former chapel in a strong location with the chance to create something special.

We improved the planning consent, strengthened the unit mix, redesigned the layouts to our standards, and delivered a full back-to-brick restoration with extensions over just 10 months.

Today it’s:
• 7 fully let new homes
• successfully refinanced
• £1.5m of bank and investor capital repaid
• retained as a long-term Arcvelop asset

These projects are a reminder that the best opportunities are rarely the easiest ones. Often the value is hidden in buildings the market has stopped believing in.

We often find that’s usually where the most interesting work begins.

2025 in review… A year of challenges, delivery and growth.

• January — The first year of Victoria. A little reminder that everything we build — businesses, buildings and teams — is ultimately about people and the future.

• February — Completion, letting and refinance of our timber-frame block of apartments in Norwich. 9 new homes designed, delivered and financed, now part of the long-term portfolio.

• March — Albion Place Phase 1: a Grade II listed office conversion into 7 townhouse-style buildings and 24 apartments — one of our most complex heritage projects to date.

• April — Albion Place Phase 2: breaking ground on 13 new-build apartments

• May — Continued growth of the architecture side of the practice. In 2025 we helped design and secure planning for hundreds of new homes for clients and other developers.

• June — Albion Place Phase 1 completed, furnished, fully let and added to the portfolio. A major milestone for the business, supported by a full overhaul of our management systems expertly led by Lewis.

• July — Acquisition of a Grade II listed former bank. Purchased, funded, designed and now being delivered entirely in-house. Alastair has been fundamental from negotiation through to delivery. Completion due early 2026 as another build-to-rent asset.

• August — Chapel Place completed: the conversion of a Grade II listed chapel into 7 apartments. Designed and delivered by the in-house team

• September — The Sawmill, Sheffield. Planning secured for 12,000 sq ft across 18 new homes. A strong scheme on a complex site, now offered for sale with planning.

• October — The sale of Pembroke Villas. A challenging market to exit into, completing on the third buyer and delivering one of our strongest ROCEs.

• November — Albion Place Phase 2 shell rising, closing in on roof level, with delivery continuing into 2026.

• December — A fitting end to the year: Albion Place winning three awards at the International Property Awards, including a 5-Star commendation. A proud moment for the whole team.

2025 was certainly a challenging year of delivery, growth and quiet momentum.

Backstory of the Albion Residences

As with most developments, this one’s been a 3+ year project from walking past this site in 2022 to purchasing it at the end of 2023, fast forward to us winning three awards at the on Friday. What a way to top off our best transformation yet.

This one started out as a bit of a pipe dream, we originally viewed it and when it first came available, and another developer got in there first and had their offer accepted. We hounded the agent for 6 months to keep an eye on if the sale was progressing. Fortunately for us (not for them!) they had bitten off too many sites than they could chew, and that developer eventually went bust.

We were the first people back into the building the second time, and negotiated the price and met the vendor. They apparently appreciated that we told them exactly what we planned to do with the building (and the timeframes) we thought at the time there was no point in hiding it!

We agreed the price (including the car park site) and started the legals, we did our due diligence on the planning to ensure we could maximise the building through PD and full planning. There was historic planning on the site for 23 units, and we looked to simplify the build, achieve the same visual improvement, and increase the number of units to 37.

As we purchased the site, we progressed (at risk) with planning. We negotiated/elected to remove the VAT from the building which saved a half a million tax cash flow issue. Phase 1 planning was achieved shortly after we got the keys. We did have a slight moment just before exchange/completion where our bridging lender let us down, and we had to find a £1m bridge in 10 days. That was an eventful week!

Whilst the planning was being approved, we also progressed the tender and tendering (at risk), so that we could get started on site as quickly as possible. We selected the main contractor along with finalising the development finance and team got moving!

We’ll do a follow on post of everything through construction to completion!

Albion Residences has been a journey — purchased at the end of 2023, planning secured in early 2024, developed over 15 months, and now fully completed in 2025. A blend of conversion, restoration and new-build homes across 37 units — design-led, crafted with intent, and delivered with care.

The 5 star award now means we have a chance to win the UK and international award for best renovation/redevelopment 🤞

Progress over the last few weeks

We’re well and truly out of the ground now on our new build site at the Albion Residences.

This former car park plot will house 13 new build dwellings ranging from 1-3 bed apartments, next door to our 24 recently finished converted office block.

Phase 2 will complete the grade II listed terrace along Albion Place, revitalising a lost terrace of residential properties.

The team have beeb working to complete the following:

- ground beams poured and block and beam floor laid
- services laid
- drainage completed
- external blockwork walls up to first floor
- first floor steels are in ready for the 1st fix carpentry

The buildings being built from a double blockwork skin to help push the timeframe and will be finished in the same style as our other neighbouring blocks.

We’ll keep you updated as we move up the levels, only 4 more to go!

A terrace reborn | Albion Residences

What began as a forgotten row of Georgian shells has become a place people officially now call home. Albion Place is 100% occupied — a milestone that means more to us than numbers.

Every detail — from the plaster lines to the harbour views — was designed to feel lived in before anyone moved in. It’s proof that when Architects lead development, the result is more than housing, it’s renewal.

And the story doesn’t end here. Phase 2 is now well underway — filling the final gap in the terrace. We’ll share updates as we rise through the first floor and bring the next chapter of Residences to life.

2024–2025 have been our most productive two years yet.

Across Arcvelop’s own portfolio of developments, we’ve been involved in over £25 million GDV — delivering design-led, heritage-rich, and contemporary homes across the UK.

🏗️ Albion Residences — a 37-unit Georgian terrace and office-to-residential conversion
🏛️ The Old Forge — a former workshop reimagined into 10 unique homes in Norwich
🏡 Poplar House — six restored apartments with three new-build flats
🪵 The Saw Mill — planning achieved to transform a former sawmill in Sheffield into 6 conversions and 12 new build homes
🏭 The Rock Factory - conversion from Factory to 8 apartments

These two years have also seen Arcvelop nominated for multiple awards inc. Property Developer of the Year and multiple Commercial-to-Residential awards — a testament to our commitment to designing with soul and developing with strategy.

Since these Arcvelop’s also purchased the bank conversion and Chapel Place, a further 14 units completed this year.

As we move into 2026, our projects continue to grow in scale — but our focus remains the same: to create small and medium-sized developments that make a positive impact on both architecture and community.

Block & Beam | Albion Residence

Over on Phase 2, the ground floor structure has been set so we can start to build in-between these two listed buildings, infilling a historic terrace, and reinstating the 3 townhouses (now 13 apartments) which we lost after Word War II.

What may look like a few blocks and beams to some, this marks an important stage of setting out the levels for the whole site. The 5 floors of steel work have been carefully considered to ensure ceiling heights are maximised on each floor.

Over the next 4 weeks we’ll have external walls being built, and first floor steels and joists going in. At each lift, we’ll bring the scaffold up as the building grows.

This one’s going to take shape quickly, and we’ve got to get the roof on by December.

The Vaults | External Facade Restoration

Our latest acquisition at Arcvelop, The Vaults, is a restoration of a Grade II Listed bank, to a mixed use scheme of commercial and residential.

This development has been purchased within our new Arcvelop Architecture company, in partnership and designed in house by our talented Design Director, Alastair.

Having only acquired the building in June, we’ve already achieved planning and are 3 months into the build, the external restoration works are starting to take shape. Swipe to see the day/night renders visualising how the building will look.

We’re reinstating all the original features of this historic corner building, including the original signage of ‘Westminster Bank’, restoring all timber windows, Portland stone details and lead work.

All these changes should mean the building lasts for another hundred years.

The Vaults | National Westminster Bank

Introducing one of our latest developments, The Vaults, which consists of a conversion and restoration of a Neo-Georgian former bank into six uniquely designed new homes and a repurposed commercial unit.

This 5,500sqft building sits on a prominent corner plot, it’s another Grade II listed conversion, built in 1910, so for the first month we’ve been uncovering all the hidden architectural gems throughout the property. From ceiling roses, to panelled walls, hidden chimneys, hatches and numerous vault doors.

The team are working through every aspect of the building, revising plans and drawings to ensure the new designs fit and respect the existing building.

Externally the building is starting to be restored, old signage will be reinstated, timber windows rehung, glazed and restored, Portland stonework cleaned and roof repairs are being prioritised.

We’re excited to keep you updated as the building transforms, next up will be the internal strip out and structural works leading into the partition walls.

This one’s going to take shape quickly!
